If not for that decision, not even how good your work is, would have got you the job or even other jobs here!

The lesson l take from it is that: Your QUALITY might show you the door, at times it is your ATTITUDE that takes you to the next ALTITUDE!
Be HUMBLE.


Now, the time has come to prove wrong, those who thought your job is "Cheaper by almost 50%", because it does not have the Quality!

I was referring to one earlier incidence wherein there was a "mis-communication" in your post and you quickly corrected it, and that is to your credit. I wont elebaorate on it because we have learned the lesson and moved on and l am happy for you.

Bear in mind that the size of the blocks will as well determine the size (thickness) of the pillars. If it's the pillars that hold an upstairs as you rightly said, the pillars must be as thick as possible to carry every weight. 6" thick pillars for me are too thin for storey buildings.

1) it’s not what we think but what the engineer specified.

I’ve built structures where block size had little or no significance but it has its own cost.

It is possible if the laid section is 460*230 instead of 150*460 if the standard dimensions of your block is 150*230*460.


I had even 4in block in some section of this project but you’d hardly know the difference.

So its basically isheri or use Kara as the location ..the main reason I comment is if you eventually get the property make sure u raise ur ground floor level high Enough ..or ask anyone around walking and working around the water level at that particular side when Ogun river discharge its excess water to its plain ..

At the bolded though: Past African leaders left a lot for the latter generations to admire...until the White Colonialist came and Stole, plundered and destroyed that which they could not steal and take to Europe and Arabia.

Its a long story which cant be fully expoused on this thread but take for example, the Benin Artifact whose replica was used at Festac 77 symbol, that wonderful Artwork sits in a British Museam till today! It is among the millions of African heritage that the White Stole, leaving Africa beare to the bones.
If White people could carry the Pyramid of Egypt, l bet you it will all be in Europe today, and not in Egypt.

And legend even have it that they tried and looted the Tombs of the Pharaohs, with grave consequences at times.
The Egyptians knew it will be looted and they did lay booby-traps at the entrances, which discouraged the White lootes a bit.

Maybe the current migration into Europe and the Americas will unleash "African colonialist" on Europe and the Americas, wo we can also pilage their 'legacies' and let us see how it looks, five hundred years from now. grin grin

America went to Libya and looted all its Gold, under the pretext of "Human right", just as the British say they would not return the Benin Bronze because "they are helping usto keep it". shocked grin

You cant have all these white, rampaging looters running riot on your territory, and still expect to have your heritages intact.

Very true. I'm with you on this.

My annoyance is the bereft of magnificent structures in Africa the colonialists could not steal. All there was in Africa were arts and crafts stored in mud houses and mud huts which were easy pickings for the British.

In times of wealth and prosperity we should build magnificent structures as legacy.

In modern times we should take example from Saddam Hussain and his palaces and now Dubai with the obsession for legacy structures. Dubai is growing into a tourist destination as a result of all the magnificent structures and legacy projects which dot the city. These structures will pay off big time after crude oil runs out.

We can and should do same in Nigeria. Not lame and poor governmental architecture we see all over Nigeria.

Now railway is being revived in Nigeria but I can't see any architectural masterpiece of a train station like Grand Central, St Pancreas International. Why can't we take Iddo Lagos Terminal to the next level. Keep the original features and redesigned the station into a world class train station?

To add to your post, l think the primary reason Dubai is currently a tourist destination is because of two things:

1) Security: if a country is safe and secure, no one is beheading visitors for kissing on the street or eating during prayers, if no one is being hurled into jails without a Court trial, if you can travel anytime, including at nights, drive around from point A to point B without needing armed guards, if you need help and the Police is there within minutes, if you can trust the "Police to be your friend" in times of need, tourists will flock to your country, even if it is just to "get away from their wives or husbands". grin

2) Working infrastrucures: If a country's Rail system works, if you can hop-on, hop-off light Rails and you dont have to cramp inside "armpit-sweat-smelling" Moolue Bus, if you can be assured that anytime you flip the switch, light comes on, you want a coffeee, switch the boiler and hot water is ready in 2minutes;
If you know you can get decent accomodation in most places, you know that if you hit the Toilet, it will be clean because there will be water to flush and bath (as opposed to seeing people defecating openly!), if you know that Telephone works (this works in Nigeria), you know that electronics can be used at anytime because there is electricity to power them, Roads are smooth and free of "owo'mida and 'Roger-me Policemen' who will shoot you for not parting with as little as #50, if you know that the Police will respond within 2minutes, in an emergency........
You wont need to beg Tourist to come, they would come by themselves.

Syria has one of the best Tourist attractions in the world, magnificient ancient Sites, UNESCO world Heritages, etc (l think the garden of Eden is actually around Syria/Iraq axis) but as of TODAY, no tourist goes to Syria because those two items l mentiond above, have been obliterated by the Fanatics (aided by Western Countries), waging war on their own Govt.

Nigeria can be a tourist destination witin one year, if get get security and Infrastructure right.
Obudu Ranch (minus the Cattle part) is still and envy of any nation, anytime but how many of us have gone there in the last five year?
You can easily get kidnapped for ransom or killed on your way to the place

Both estate require a very solid foundation. A project we did almost 2km from both estate require deep pile and Sparklight OPIC side always take the worst hit of the flooding.

Yes bro!

I’m still at loss as to how people make some decisions in life.

Isheri to Ikeja - 15 mins (if you leave your house by 7am)
Sagamu to Ikeja - 40 mins (if you leave your house by 6:30am)

Isheri is sold 15 - 20m
Sagamu is sold 500k - N2m (choicest location)

Isheri is flood-prone. The soil is unstable and most projects on that axis requires soil stabilization. Even if you have the money to do your land, what about your Neighbour who chose to use Baba Taju?
Sagamu is mostly solid ground.

Isheri do not have any alternative road in case there’s roadblock/accident/or any crisis.
Sagamu had numerous alternatives to get to various part of Lagos (Epe, Ikorodu, Ajah, Imota) and use the boat.

I jejely just pick Sagamu and buy more land to keep when people start moving down

In few years, the gridlock on the expressway will triple what we are currently experiencing in Apapa with the growing number of warehouses and industries springing up everyday without an alternative road.
A lot of houses in that axis (except few parts of Arepo and some other estate’s) are already below the newly constructed expressroad and expected flood level. Pulling them down might only be the solution in the long run.

The best time to buy land in that axis is now and you need to do physical inspection of facility. People always abandon their house when the flood arise.

When I had to help a client buy a land in that axis, I went for the highest part of Arepo. I cannot comman throw away hard-earned $55k just like that.

Shocking!!! You’ll spend more to build a solid foundation in that area than Lekki.

Over to pros who have built on that axis.

I doubt you’ll see any good land for that price even if it’s far inside the murky Isheri.

this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander
