. Very Good sir/ma .These are the Comparison .
A large underground reservoir is needed to store waste from the flush toilet.

 The Biofil system is smaller to septic system and there is no need for reservoir for the same number of user
 Soil conditions (such as rocky and clayey soil or areas with high water tables) may make it difficult or inadvisable to excavate.

The ground does not need to be excavated to be installed; it can be placed above the ground.
The waste from the system when extracted requires further treatment before releasing into the environment.

No further treatment is required, as the solid waste is rapidly decomposed.
The waste decomposed under anaerobic condition, creating a semi-solid sludge. Harmful gases (methane and hydrogen sulphide) are also released.
The biofil toilet operates under aerobic conditions as liquid waste is immediately filtered out. The only bye products of the system are water and carbon-dioxide.
The reservoir may get filled up with waste and leak or overflows requiring its contents to pump out.
It does not get full, leaks or overflows and there is no need to extract waste.
An improperly designed or ill maintained septic tank system leads to pollution of the ground water
The danger of ground water pollution is minimal, as all feces is removed from the biofil digester and waste water is discharged into the biologically- active layer of the soil (top soil).
The septic system requires inspection chambers in addition to the tank, and the tank must be placed at the vantage point in order for the dumping truck to easily access it.
There is never a need for evacuation of the biofil digester, it can be sited anywhere within the compound.
A damaged or collapsed septic tank can affect the foundation of the building as it is normally sited closed to the main building.

 The cost of a typical septic tank is always high depending on the location.The Biofil is place above the ground or semi underground and it cannot affect the building foundation.

Now Likosi road is a major road that can accommodate four lanes with drainage. And Likosi is a Major Town too

Top and bottom horizontal pipe will be 2” pipe
The inner vertical pipe will be 3/8 or 1/2” pipe
All square pipe

This is 95% close to the alternative I have seen, just that it is all horizontal. Looking to achieve an alternative to this simple stainless railing for the outside part of the house.

Don't know if the iron one you attached will make sense for that outside or I should just stick to the stainless railing attached below.

I always do love this wrought iron work or designs, but finding it hard to see someone that can do it. Those welders keep telling me galvanized pipe or something like that which I don't like.


Trying to settle for stainless steel for the railing, but do you know of any better option (maybe cheaper?)
if you want quality, choose wrought. Give me your measurements and I will give you a quotation which I promise will be very competitive

If these quality doors are here in Nigeria, whats the rush for the turkish doors. Or are these Nigerian made doors being packaged and sold as imported Turkish doors. A colleague just showed me a company set up by Chinese in Benin that make doors, high quality doors using local materials and I was like wallow!

Wrought iron is cool but every decorative elements on it are pricey.

I’m still at loss as to how people make some decisions in life.

Isheri to Ikeja - 15 mins (if you leave your house by 7am)
Sagamu to Ikeja - 40 mins (if you leave your house by 6:30am)

Isheri is sold 15 - 20m
Sagamu is sold 500k - N2m (choicest location)

Isheri is flood-prone. The soil is unstable and most projects on that axis requires soil stabilization. Even if you have the money to do your land, what about your Neighbour who chose to use Baba Taju?
Sagamu is mostly solid ground.

Isheri do not have any alternative road in case there’s roadblock/accident/or any crisis.
Sagamu had numerous alternatives to get to various part of Lagos (Epe, Ikorodu, Ajah, Imota) and use the boat.

I jejely just pick Sagamu and buy more land to keep when people start moving down

In few years, the gridlock on the expressway will triple what we are currently experiencing in Apapa with the growing number of warehouses and industries springing up everyday without an alternative road.
A lot of houses in that axis (except few parts of Arepo and some other estate’s) are already below the newly constructed expressroad and expected flood level. Pulling them down might only be the solution in the long run.

The best time to buy land in that axis is now and you need to do physical inspection of facility. People always abandon their house when the flood arise.

When I had to help a client buy a land in that axis, I went for the highest part of Arepo. I cannot comman throw away hard-earned $55k just like that.

Shocking!!! You’ll spend more to build a solid foundation in that area than Lekki.

Over to pros who have built on that axis.



How many plots is did you buy for the Client?

I support Buhari on relegation of the road. We have far more important roads to build than spend money that will encourage the diversion of imports destined for Nigeria to that country. Besides, the road is targeted by ECOWAS.

I traveled on the Abuja-Kaduna express yesterday, the finished section is like silk. grin Anyways, I believe that road is more important than the Badagry Road. Cost is another issue. Yes, North gets more roads but do you know why? There's only one reason, it is far cheaper to build a road in the north than the south and the roads in the North last longer too.

If the North and South were allocated ₦100billion each for roads, the north will get close to twice the distance using same amount.

You think it is because it is chaeper to build Roads in the North? Consider the below:

The President of Nigeria has approced the sum of $1.9Billion for the construction of a Rail Line from Kano to NIGER REPUBLIC!
Meanwhile, the Lagos - Calabar Rail Line that is needed to develop commerce in Nigeria, especially the South-South, South-East and South S/West axis is on permamnent stop due to lack of funds..

Not only cheap because of terrain but there's no such thing as matching ground/settlement in the north from community youths and chiefs to the best of my knowledge........

The North is mostly barren, deserted lands.
Most of the roads there are not economically viable.
If you want to confirm, let them put a Toll of the roads in the North and the South an dlet us see what percentage of the Tool the Southern Roads generate, the North will generate.

Otherwise, just signify that Private Partnership should chose Roads they want to build, Operate AND TOLL for say 25yrs...

and see whether any of the private Operators will chose to build Roads in the North, knowing that they will most likely not recoup their investment back in the given time frame. That is a measure of the economic viability test for the Roads in both regions

Arepo has been selling N12 - N17m way before Lekki hit the amount. Before 2012, the cheapest land on the street where my clients’ land is situated sells for N25m per plot.

What about Nigerians moving goods from the Deep Sea Port in Calabar and all of South South to Lagos/South West, Middle Belt and Abuja?
Which one should take priority, now that Nigeria is said to be broke?

The rail line that is being built exists only inside Nigeria.

Olalekan Adetayo, Abuja

The Federal Government on Wednesday approved $1,959,744,723.71 for the construction of a rail line that will link Nigeria to Niger Republic.

The approval was given at a meeting of the Federal Executive Council presided over by the President, Major General Muhammadu Buhari (retd.).

The Minister of Transportation, Rotimi Amaechi, told State House correspondents at the end of the meeting that the sum approved for the development of the proposed rail line linking Kano-Dutse-Katsina-Jibia and to Maradi in Niger Republic is inclusive of Value Added Tax.

Amaechi said apart from that, the council also approved the award of a contract worth N3.049 billion for the design, manufacture, supply, testing, and commissioning of one railway crane for the purposes of clearing rail tracks in situations of accidents.

My question was why not expend this money on the Calabar-Lagos Rail Line that is abandoned, for lack of funds.
What better benefit does a rail line from Kano to Niger Republic offer, than that of Calabar, where there is a Deep Sea Port, Refineries, Oil and Gas, etc. to Lagos, transitting the whole Eastern Region, Mid West and South South and South West?

The link I posted is a public Twitter thread. Kano to Niger rail line is not a standalone line. It is a part of Lagos-kano- Niger line. Niger is landlocked and hence their goods from Lag port will be delivered through this LAKAJI rail route.

Also, the rail line is part of a big rail route currently been built. Niger Republic is also doing their own part that will terminate at Nigeria border.

Seem you came in halfway into the discussion, I have no problem with ensuite masters bedroom (toilet/bathroom) because it something you will put to use for a very long time, my critical and concious point is that a 2 bedroom apartment ensuite with toilets and bath and with visitors toilet is an overkill design and waste of useful interior space.
My experience architect pointed out making all room ensuite is not necessary and resources wastage because I may not need them when the children moved out and conversion will cost extra resources and extreme makeover in case, that I don't need more than 2 toilets and one bathroom in any house to guarantee comfort.
It's not about affordability but necessity, functionality and usefulness.


I am struggling to see where having 2 bedroom apartment both ensuite with a visitors toilet is an overkill design. I would question the judgement of an architect that made that observation.

So you live in a two bedroom apartment with your wife occupying one room, and your two young kids occupying the other room, then you have a family friend over for Sunday brunch, are you saying the family friend should use either of the ensuite toilets for convenience? No! It is not appropriate in this day and age. I don't need to bump into your wife or children or keep saying sorry each time I invaded their privacy on my way to ease myself in your house. There is a reason behind having a designated visitors toilet in an apartment or house. Any business there is private, and we all deserve some dignity and enjoy some level of comfort too within a shelter.

Therefore, any modern house design should avoid potential breach of privacy and comfort as part of its functionality. A communal 2 ensuite bedroom apartment without a visitors toilet fell below functional threshold irrespective. A good architect knew that.

When did NIGER REPUBLIC become the Capital of Nigeria?

It has been talked about and clarified that, that rail construction will not enter NIGER Republic but stopped where Nigeria ends. Will it not be stupid for Nigeria to construct rail road for Niger? Habah!!
You guys want to blame Buhari for all these constructions in the North, while your brother was there for 8 years, he cannot even construct road linking Lagos to Abeokuta, his own town and same road he uses to Lagos now very often.
