This is the way things ought to be done but we like shortcuts in Nigeria. I did my gate like this. It stops pillars from caving in sometimes and I intend to drive heavy equipments into my compound.

One day, you’ll need to drive a 30 tons truck into your compound, then you’ll understand that it’s not only earthquake that can wreck havoc in a house.

Talking about why should you overspend in some areas that require quality upfront in your private project when there’s no earthquake in Nigeria, I have this experience to share.

A decade ago, I built a house in a community that have a very solid and stable soil. I decided to do a raft as against what everyone else was doing.

5 years later, Government decided to dualize the major road few kilometer away from the project site and all the houses in the area started experiencing flash flood and rising damp issues except for the few projects with raft foundation.

Guess the cause?

The new road caused a bigger problem for the community due to lack of stormwater management. Govt manage to build roads in Nigeria, they don’t care so much about drainages.

When you build in a country like Nigeria where every man is a republic of his own, be sure of where to save and where not to bat an eye-lid. Be sure of what should be quality upfront and areas where you can shave costs.

Know what you can control and what you cannot.

But I live very close to an area where limestone is blasted almost twice a week and I felt I should do everything and anything to make my project maintenance free.
Some years ago, I heard a rumour that Calabar - Lagos railroad will pass through my area. I don’t want to wait till that time to do the right thing.

So if I may ask my honourable colleague of structural engineer, is there any problem with using that amount of concrete for gate pillars and beam?

I saw this type of beam (picture below) and I knew that’s definitely not what I wanted.

nah that's not the reason. I'm an artisan and I know what is good for a job. I'm willing to turn down a job instead of not doing it well.


Another thing is that some clients in their bid to get a bargain end up with such a mediocre quality

I also think structural engineers need to let people know their importance in construction projects.

Most people don’t know elevated water tank towers are designed. They assume it’s just welder work.

Most people don’t know steel roofs are designed. They just assume it’s work of steel fabricators.

Hello my great Nairalander....
Please I want a suggestion based on the quotation my carpenter sent to me for the roofing beam, paraphet and roofing woodwork for a 4unit of 2 bedroom flat, 2 units each of 2bedroom flat up and down.
The building is I think 22.5m by 11m.
I noticed my carpenter fee has been on the high side from his previous work for me when I made some consultations, so I got another carpenter to also make a quotation.
And the difference in the quotation still showed how much his mouth has gotten wide to shocked
But please I need your opinion should as what the base of my negotiation price should be for the quotations below.

approximately 18ft and door is 78 by 30 giving you total height of 82 by 33 with frame. It sha depends on the size of the frame.

Well I would say everyone is conversant with 1:2:4 for general purpose concrete works.
What you should tell us is what ratio is the person handling your work using for the ground flooring ?

Hello Sirs, happy Independence Day.
I have these enquiries regarding renting out a property through an agent/property lawyer.
1) On first rent, which other charge(s) is the landlord entitled to receive, aside from the basic rent?
2) On subsequent rents, what percentage would the agent deduct from the basic rent before paying the landlord?
3) How can the landlord curb the agents from charging potential tenants exorbitantly?
Can somebody please highlight important points that should be included in a tenancy agreement.

For concrete 1:2:4.mix. It could be that the supplied materials quanities are not the right quantities, the contractor is using his own mix ratio or they are diverting your materials.
Get someone to be incharge of record keeping for your site. The person should always confirm the quantity of materials delivered to site and the record materials used. This will help you know what is going on your site..
