Gate Installation

4 years old gate vs 9 years old gate installation.

Pic 1: 150kg gate installed 4 years ago.

Pic 2 - 3: 300kg gate installed 9 years ago.



Pics taken today.

The objective of my last post is not to compare gates. As a matter of fact, the post is only showing one gate (pic 2 and 3) so there's no basis for comparison.

Here's a layman explanation of what I'm trying to show there:

If you look at the pictures, cracks can be seen on the supporting column of the 150kg gate installed 4 years ago (only the crack was shown in pic 1 and not the gate) whereas the 300kg gate installed 9 years ago is still standing strong without any visible crack or defect.

What could be the cause?

Weight of the gates? No
Cost of the gates? No
Quality of the installation? Yes

@goodfaith I think you miss the point once again. I guess you are listening to respond and not to understand. In a house, it's always important to put your mind on items that should be quality upfront and those that can be upgraded later. Installation of gates deserves the very best.

but look at the log ( log store event activities )--- why did i explain what is a log? You MIGHT not know what is event log
the story will be different
I think you should have made it clear what your goal was
I am a quality dude " items that should be quality upfront"

I said safety not cost
I was once told why did i use want to create basket for pillar
I said it was better in the long run

Last year I had a big problem with a sewage line
it had one clean out
I told the plumber I need two more clean out now three
20 feet apart
plumber ask me why
I said troubleshoot my problem in the future will be more easier but I paid a lot for it
Like the concrete and interlock
I like concrete better if no pipe below
I know what i paid somebody for a pipe in the basement floor
Like trees but not in any direction close to my sewage line

I'll advise that you get schedule of materials and labour prepared for the project. This will give you the quantities of materials needed for every item of the project with their corresponding costs and cost of labour.

This way, you can never be cheated again.

I like to inspect my projects for quality assurance. I hate long stories. But as it is, I cannot do that right now because of my extremely busy schedule.

My plan is to hire an engineer to handle the project. I will buy the materials and pay the workers. His or her job is to ensure strict adherence to quality ( eg. Good concrete mix, block works and supervision).

What hidden risks will I encounter? I believe in "Trust but Verify". The scariest part is that everyone is a building engineer.

Please I told my Engineer to put DPM in our DPC but unfortunately we got to site today and found out he didn't put it. He said houses around do have issues with moisture that DPC is good enough.

He didn't put nylon and he has finished the casting of the DPC/German floor.

Is there a way to still apply the DPM/Nylon before we continue.

The land is a normal land and located in kogi state. It's a family size soakaway. About age, the soakaway is quite old but I think that isn't the case cos other ppl in dsame estate still have theirs in good condition plus, the building and soakaway was done by reliable construction company (when Nigeria was still good).

My proffessional point of view is that the soak away pit is doing it job... but the septic tank isn't... Septic tank should be well plastered and dress to avoid sorounding water seeping into it.. You should have take notice of the water table in your site when doing foundation... this will guide you when doing septic tank ... so when the engineer designs, he could advice reinforce concrete, or normal concrete or solid filling the block holes..
SOLUTION
Best advice is for you to wait till dry season when the water table is down... aand let a bricklayer help see how he can reduce water seepage by replastering or pure cement controlling or water proof adhesive sealant... all depend on the condition he meet...

Rule of tomb... always consider the water table in your site during wet season to adequately cater for design of septic tank...

1. Since you told him, s/he is a stubborn person.

2. Houses around me too don’t have issues with moisture until government did a road without stormwater drainage/management.

3. If the foundation is a raft and your land is not waterlogged/swampy area, he may be right if the DPC is solid.

4. How do I know?

5. I didn’t use DPM either and I’ve never experienced rising damp/moisture issues. If you doubt me, I can do a video tomorrow but don’t ask me to break my DPC grin
I didn’t forget. I just didn’t use it and I can tell you no damp hia.

6. This is not to justify his action. He took a unilateral decision on your project and you’re the Project Director.

7. If you still love n trust her/him, talk to her/him about it and make necessary amend. Otherwise... go the Baba Egunmogaji2 way grin

8. There are still a lot of remedies sir even if you miss the DPM.

Buying a plot of land in Kogi State close the permanent site of the Federal University a good choice? How dry is the land around that area. I don't know the place.

Considering the proposal and more so the plots are cheap, but are they really cheap looking at the State itself?

Candid opinions please.

NB: In an estate setting, who designs the plan and who digs & supervises the foundation laying? Just curious because I was told the realtor does that having paid [the client] for such before starting out building.

Cement mortar may not do the work. If all is normal like you said, there may be water leak somewhere.

Is it a tenanted building like a dedicated block of flats? Check all round to make sure no WC or tap is leaking. If the stop cock is faulty, WC will continuously leak water into the soakaway and the soakaway will fill up in no time.

Check buried underground water pipes for leakage as well. I have experienced pipe leakage leading to soakaway overrun in the past.

If only you are satisfied the above are not the issue, only then can you concentrate on the soakaway itself. Seal the base with cement and place holes by the sides of the soakaway walls. For example after three coaches for waste water to soak away.

The base of a soakaway is for the most part not a reliable avenue to soak away waste water. Use the sides instead and seal the base.

This works for me.

I will have a "fired Engineer" in about two minutes.
Next time he will omit pillars especially where the Architect purposely put a pillar, because the neighbour does not have a pillar in that location. What next?
How much does the DPM cost to lay, about N50k, why will he omit that?

Some are parading themselves everywhere as an engr, Builder, QS, architect ... building construction professionals meanwhile they are noting in building construction field. How can the so called barber answer engr purposely omitted dpm when he was asked by the client to introduce such.
It’s better at this stage to do your due diligence again about his professionalism.
who knows may be tomorrow he will will omitted KITCHEN in the building and tell you that some neighbors do have there kitchen at the back of the building separately constructed with bamboo.... I laugh in SWAHILI.
Actually there is way to re-do this (dpm), But the question is can he do it right ?

Yes.

Sorry I realized we’ve ignored the problem and we’re casting aspersions on the site supervisor without providing any solution to the problem.

Here are my suggestions: (Not a Bible)

1. In order to prevent damp rising through the concrete floor and causing issues, a DPM should be used under any surface requiring waterproofing. So you can have this done before your finished floor under tiles or any other flooring type.

2. Make it a priority to keep your foundation dry all season. That I didn’t have a DPM doesn’t mean I ignore every possible source of damp around the building.

Check the drains, the sump/chambers, rainwater gutters, the building water line. Introduce a drainage around the building. Give it a flow path. Do anything and everything to keep the water away from your house.
It’s far more reliable than having a DPM. DPM will only prevent water rising through the concrete. It won’t fix what happen beneath it.

3. Lay the DPM and repour your DPC.
