Need a very good bricklayer, Honest, Hardworking and loyal. That can do his or her job within agreed time. No Contractor should apply. Also no ''OGA'' Bricklayer should apply. We need someone that will be on the job when needed. olageorgy: You’ve just described my current mason team. They arrive like clockwork on Monday morning live on site and work for two weeks then go home two days. *Estate Residents Can’t Be Compelled to Pay Dues; Court Rules* A Federal High Court in Ikoyi, Lagos, has delivered a landmark judgement that Nigerians who live in a residential estate cannot be compelled to be a member of the Community Development Association (CDA) popularly known as residents’ association of estate. This decision of the Court has put an end to any future arbitrariness of resident associations in Nigeria. By this decision, payment of dues is now voluntary and forcing residents to be members has now been declared unconstitutional. Residents in Lagos State will no longer be subjected and compelled to pay outrageous membership dues and other levies. The judgement was delivered on Friday, 25th of September, 2020, by Honorable Justice Oweibo, sitting at the Federal High Court, Ikoyi, Lagos. This suit *(FHC/L/CS/982/2020)* was filed by Megawatts Nigeria Ltd (Applicant) through its counsel Mr. Kayode Adeniji of Lawracles LP, against the Registered Trustees of Gbagada Phase II Residents’ Association and others as respondents. Facts deposed to on court processes show that Gbagada Phase II Residents Association had been sending notices: requesting the payment of estate dues from 2017 to 2020 for sums ranging from 300 hundred thousand to 200 thousand naira annually, to Megawatts Nigeria Limited. The position of the Residents Association is that since Megawatts Nig. Ltd is a company resident within the estate, it is bound to pay demanded dues and levies. The position of megawatts on the other hand is that since it provides for its own security, waste management and other services the estate claims to be providing, it is not bound to pay dues. This is in addition to the fact that Megawatts is not a member of the association. Megawatts further claimed that the estate security prevented its trucks from accessing the estate in order to compel and coerce the applicant to pay requested fees. ‘The primary issue before the court was whether a person; resident in an estate can be compelled and coerced into membership of a resident association? The court ruled in favour of Megawatts Nig. Ltd and awarded cost against Gbagada Phase II Residents Association. The court further declared that no one can be forced to be a member of a residential association, be it a company operating within the space of the residential estate or a person who is a resident in that estate. The court considered section 40 of the 1999 CFRN as Amended which states that: “Every person shall be entitled to assemble freely and associate with other persons, and in particular he may form or belong to any political party, trade union or any other association for the protection of his interest ....’’ 1 Like |

AngelicBeing: Walahi, I've been asked if "I expected him to be laying blocks" I actually apologized because he got me. Our agreement didn't specify who will be laying blocks. He was just a "Baranda Bricklayer". He goes around getting jobs and giving it out. And the actually Mason told me that "I might be the owner but I didn't give the job to him". seg123: with all due respect sir, am not here to defend myself nor either do I come here to bring up the past, I know we all directly or indirectly make mistakes, correcting our mistakes and move on to be a better person is as important as the air we breath to stay alive. when was this job initiated, and what is the nature of the job, because in all I can remember the last work I did was at ondo, was at ife garage for doc, and my job was perfect, the thread is still here on nairaland, and that was about 5yrs ago, pls sir, let me know when I collected this job from u sir, thanks, it can be resolve right here. thanks |

Infact, haven't you noticed that most estate developers issue deed of sub-lease rather than the usual deed of assignment to their residents. It is deliberate. It means they still have control over the ownership of the land in perpetuity their supposed estate residents thought they have purchased. vickzie: It varies. In one case, the tenants pay the gateman. In another, the landlord pays the gateman using the service charge. In this case, the gateman gets tips from tenants he runs errands for. My experience. 1 Like |

Guys please, I need help. The engineer on my project sent this as a quote for plastering a 3 bedroom flat (all ensuite) with a visitor's toilet. Labour Ranging plastering Inside plastering is #120,000. Outside plastering is #90,000. Windows dressing is #45,000. Not Ranging plastering To plaster all the houses is #170,000. Inside and outside. No window dressing. Materials Two trips of gum sand and two trips trips of shape sand and 110 bags of cement. When I asked the difference between the two, he said in the first one they'll dress the plaster and plum it to be level. This won't be done in the second case. I can't wrap my head around plastering a house and not making sure it's level. Secondly, I thought plastering a room takes 3 bags of cement? I did my calculations with 4 bags to be on the safe side. However, the engineer is saying each room of around 3.6*3.6m will take 5 bags using ranging method. Experts please what's your take on this?
