Well, there might be buildings where the owners are not interested in best practices and might want to cut construction costs as much as possible, he can employ some workers who won't use the modern tools to get the best of levels. Such jobs include walls of motor parks, low level rental units in low paying houses, etc.

Nigeria joined COVID-19 international experimental vaccines trial, I am sure Nigeria ministry health through WHO must have conducted a trial to see how it work with us because it's top secret, trial drugs are tested over wide range of volunteers base on race, location and different groups of individual to see how effect in combating the disease and it side effect.
Trials goes through several phases before being certified safe for use, these are serious and hectic procedures base on structured medical ethics, not like our molue drugs or agbo style!
Sure, with a doctor prescription I can walk into a pharmacy to get covid-19 vaccine from March 2021, that's not a big deal, the vaccine is almost ready to be presented for approval because it has met most of the requirements specified.

The engineer on my project sent this as a quote for plastering a 3 bedroom flat (all ensuite) with a visitor's toilet.

Labour
Ranging plastering
Inside plastering is #120,000. Outside plastering is #90,000. Windows dressing is #45,000.

Not Ranging plastering
To plaster all the houses is #170,000. Inside and outside. No window dressing.

Materials
Two trips of gum sand and two trips trips of shape sand and 110 bags of cement.

When I asked the difference between the two, he said in the first one they'll dress the plaster and plum it to be level. This won't be done in the second case. I can't wrap my head around plastering a house and not making sure it's level.

Secondly, I thought plastering a room takes 3 bags of cement? I did my calculations with 4 bags to be on the safe side. However, the engineer is saying each room of around 3.6*3.6m will take 5 bags using ranging method.

Experts please what's your take on this?

Except I'm mistaken the term he ought to use is "guage plastering and range plastering".

Most people take quoted and end up doing the second one.

As to the number of bags of cement....if your already formed wall is not aligned you'll use more bags of cement to bring to level. The other one is the mix ratio he intends to use per room to give a satisfactory job.

On average, how many bags of cement should be used for a 3.6*3.6 room?

Also, I don't get the logic behind using sharp sand instead of plastering sand.

Four yet-to-be-identified persons lost their lives on Sunday when a three-storey building collapsed in the Obalende area of Lagos Island, Lagos State.

The PUNCH gathered that eight other persons were injured.

The General Manager, Lagos State Emergency Management Agency, Olufemi Oke-Osanyintolu, confirmed the incident.

He noted that the affected three-storey building located at 62, Odo Street, Obalende, Lagos Island, was under construction when it collapsed.

He said, “Upon arrival at the incident scene, a three-storey building under construction was discovered to have self-collapsed.”

The cause of the collapse is yet to be ascertained, but efforts are presently ongoing by LASEMA and other responders towards salvaging the situation.

“As of 05:40pm, a total of eight people (all males) have been extricated alive by the LASEMA Response Team and other stakeholders, and have been attended and quickly transferred to the hospital by LASEMA paramedics for further medical attention at Lagos Island General Hospital.

“Four persons (three males and one female) have so far been recovered dead and handed over to SEHMU at the incident scene.”

He added that the recovery operation is still ongoing.

It's not for estates that have a contract of service. It's for CDA or resident associations that are formed after the fact.

Infact, haven't you noticed that most estate developers issue deed of sub-lease rather than the usual deed of assignment to their residents. It is deliberate. It means they still have control over the ownership of the land in perpetuity their supposed estate residents thought they have purchased. Buying land from private estate in Nigeria is a scam.

Just wondering why are these type of iron rod mats not being used for decking and concrete work in Nigeria? They are readily available for installation, cost less time and work to install.

Hmmm! This is valid but...

In as much as the industry do not care so much about enforcing best practices and investors/homeowners do not have x-ray vision to know the difference between a versatile and a cowboy engineer-contractor. I think it’s safe to say construction work shouldn’t be rushed

Why?

The following are loads acting on the beams/slabs:

1. Self weight
2. Construction load
3. Weight of upper floor (from props)

For most developers, they play with spans of the slab to achieve fast projects (that’s why you see them build compact houses). When the span get larger, the self weight portion will start governing and this will require higher number of days of propping for the concrete to achieve maximum strength.

Propping might fix slabs and other horizontal structural members but what happens to the most victimized vertical member (the column) if it did not attain maximum strength before imposing loads.
Improper curing is one of the major reasons for concrete failures in columns, beams, slabs and a major cause of visible cracks in most house.


So instead of making people to assume it’s safe to build a house within 30 days, I think professional builders should caution homeowners and investors who want to tow that path to allow more time for their project.

LASBCA/LSMTL cares so much about cube tests which is fine but doesn’t guarantee safe construction if the builder failed to consider the significance of concrete curing for the durability of the structure.

Unfortunately all the association and bodies that are supposed to enforce best practices only care about generating revenue from stamping and affixing seals on drawings. They don’t care about what happen on project site. ARCON, COREN, NIOB, NIA, etc.

Yet we blame SARS grin


Yesterday, I shared this and I was made to understand that there are water-reducing admixtures, retardants and accelerators to speed up curing process.

I guess the builder of the failed structure at Obalende don’t know much about this or he’s unsure of where to get the original admixtures in Lagos building market or maybe he’s a quack.

Some few weeks ago, my learned Oga said something about concrete mix design and it seems like “Wetin dey specially? Just use 1:2:4 grin grin Add waterproof cement. Don’t remove props. Use bricklayers from Cotonou.”

Na hin we dey see so o.

An extra days, weeks or even months added to projects would do more good than harm.

People are working on the site when it happened.

In an unregulated industry, the root cause of such failure always miss everybody because they knew it’ll bounce back on the regulatory bodies/inspectors.
That’s why you’ll see LASEMA first on the site and not NIOB, LASBCA, LSMTL.

Let’s wait for the professionals to determine the cause grin

This will mostly not be recommended because we can't satisfy the welding requirements which is used to connect d bars together if it can transfer the stresses received

The general arrangements of the panel may not conforms with this template and may not satisfy anchorage , lap length from one members to the order..

Don't know if this is easy to move between floors because still is heavy during construction

The bar spacing requirements also will be an issue

This maybe suitable in composite construction of slab though , To reduce crack on a lightly loaded pedestrian crowd walkway

At the bold I'll figure out a simple explanation without making it lengthy.


Average is 3 bags for that size of room. I think you should ask your engineer what mix ratio he intends to use. Better you be at the site to check the work methodology on the first day or keep a trusted eye.

I checked your profile and it reads Port Harcourt. PHC has 2 types of plastering sand-- gum and power form. The gum is mixed with soft sand(sharp sand), the other is used alone. If he intends to use only sharp sand(soft sand) probably it's not completely sharp meaning it does not have teeth enabling you to have a smooth surface after shining.

how do you motorize a gate of 6-8 flats apartment building and every tenant having a remote, can the motor remote be duplicated like we duplicate car keys? and if possible, how do the landlord ensure that it's only the tenants that have access to the remote ( ie friends of tenants not having access to the remote)
