n3xt: I agree with your recommendation the most except buying blocks. He ought to mold blocks since he is not in a rush; most especially when he is building on budget. I started my project by buying all sand needed to mold blocks. Then water pump and water storage tank few months later bought all estimated sands and granite I only bought irons and cements when it's time for foundation I didn't feel any pinch from German to lintel because I am only buying cement as sand and blocks are already on ground 4 Likes

Hello home owners/Realtors/engineers, kindly advice. which one would you advice ; Units of apartments in a bungalow setting or units of same in a story building?. Condition of land: Dry, relatively cheap( Range of 2-3m naira per plot) Apartments, when completed are to be rented out. And to be more practical: Between 4 units of 2bedroom apartments in a bungalow setting and same in a story building, Which of these is advisable?. MrOkenwa: If it's for rental, people tend to love the idea of "living on top". Maybe because of they want to see more of their environment outside as most bungalows in Nigeria are fenced in like prisons. I will rent an apartment on top faster than an apartment below. 4 Likes |

MrOkenwa: I just went through this decision process. It depends on your motivation. My motivation is not primarily income (but has to generate enough to sustain itself). My motivation is to provide luxurious SmartFlats for young families. What I envisioned for my property is a Southern California style bungalow resort as opposed to a ghetto project high rise. Many of the high rise rentals here end up having too high of occupancy density. Four to sometimes twelve families on a plot of land. Good luck on your decision. MrOkenwa: For the same square feet it cost more to build a duplex carcass than a bungalow if all else is same. The reason why multi story are more popular in Lekki versus Elebu is the price of the land. A plot in Lekki might cost N15M so you’ll need to shove as many flats on it for a decent time to recoup the investment. Same land might be N1.5M in Elebu so the pressure is less. Maintenance on a bungalow will be less. Everything is more easily accessible and will not require extensive laddering. Maybe a QS should chime in here to give us numbers. 4 Likes |

MrOkenwa: Another thing to consider tho is the location. Where will this project be located? If in the East.. brother me, just build upstairs. People are not too keen to rent bungalow. Cost wise a bungalow will be cheaper.. But... considering the high cost of materials now.. it might cost between 2.5 to 3.2 m for decking but again you add a flat upstairs is an equivalent of buying another plot of land. So the flats upstairs that will give you an "additional space as another bungalow " the cost will offset itself. 4 Likes |

Badgers14: In addition: Multi-Dwelling Units/Apartments have one roof, one foundation, and one general exterior structure. Because a 6 flat spread on 3 floors have six kitchens and living areas, it'll appear more expensive when you look at the cost but if you were to consider the cost to build six separate houses, you would have the following: - 6 separate foundations including cost of acquiring the land and sandfilling - 6 separate roofs - 6 ceiling woodwork and POP ceiling (instead of screeding in a multi-dwelling building) - 6 separate wall structures This costs significantly more to build than to install a second kitchen and to divide the layout of the duplex into two equal spaces. Regardless of your location, the key housing cost drivers must therefore be targeted to drive housing cost reductions. If we are to follow the industry standard when calculating the total cost of building both house type then we will break the costs down into broad categories (land, infrastructure, construction, other costs), sub-categories (foundations, walls, roof, finishes), and into component costs (labour vs materials, cost per sqm etc). If we do this, a multi-dwelling unit is far more cheaper than single-dwelling houses. The cost of buying a new land, adding a foundation, adding a roof and ceiling can never be cheaper than the cost of pouring a slab. 2 Likes |

MrOkenwa: Smiles. Does it mean it'd cost more to maintain a building where tenants share a common expenses for the general exterior maintenance and repairs? I dont think so. For me, I think it’s better and more economical (decision wise) to develop a parcel of land and have 20 apartments share one roof, than have 20 single-dwelling housing unit with 20 roofs. There's no way that'll be cheaper in the short and long run than a multi-dwelling unit. |

spyder880:I have been doing stair for ages man! I am beginning to hate "living on top", even with numerous lift options available I still prefer bungalow. Don't be deceive, China produce everything, we use in construction, apart from blocks made in Nigeria, Iron rod, Planks, Cement, every others things are made in China, but their are grades |
