I’ve never used a QS in my projects but thought it would be a good opportunity to give paid work to someone that’s being very helpful on the thread.

I always pay for even “free” estimates on my projects by donating towards transportation cost. All my architectural plans are purchased from Darenyx on here cool

Exactly, that is why l made reference to your statement. I just did not want to mention your handle.
You knew the value of what you wanted, you knew what effort it will take QSfemi, you could have asked generally without mentioning anything about Cost.
It takes a lot of reflection to think about the effort behind the work, especially those whose work is not directly involved in the actual building.
Its all about showing our good side to people who help us here, not by force but as the spirit leads anyone.

I am not a builder . I just feel that packing minimum of 36ppl (3ppl per flat) on a half plot is not appropriate.
I am going to also advise that you be very careful with builder giving you the above advice. Building is a capital project and very feasible. You are going to be building in Lagos where the government is very serious about inspection. If you follow his advise you are most certainly going to regret it. The inspector can stop the project at the roofing stage when you have committed serious capital. If they did not, the amount you will be paying for bribes to keep them off your back would have been enough to buy additional half plot.
If I were you I will source additional found to get one full plot and build 6 units of 3 bedroom or 8 units of 2 bedroom flats. It may take longer to recoup your investment but at least you will have peace of mind.

I can only give you parameters, not a particular location, so you evaluate the place, when you see it.
Except if you are not on ground and you want referrals, l can ask on your behalf.
I personally dont like Estates because l take pride in building my house, the way l want it to look like and l dont buy into the idea that one cannot implement safety, to one's taste. I just dont like one Omo-Onile exercising control over what l do, because they own the Estate.
- Buy on highland
- Buy where there are people living already (it would cost more but will save you much more, going forward), building is less stressful in such environment (Roads, Electricity Power/Poles, Transformer, communal Safety, etc are usually setup and can be built upon)
- Do a high foundation and a solid one. You wont do foundation twice, do it if that is all you can do for starters
- It cost a lot more, to buy a cheap land far into the woods, than to buy a more expensive land in established areas. Dont forget, the value of your land, the house on it and the ROI from it, all depends on LOCATION.
- Think about how future developments, access to Express road, Market, etc can add to value of your land within a few years, while making life easy for you as a resident.

Many people still use tile spacers in their projects, its a slower method but gives good results. The problem is usually about remuneration, what the tilers will take for the work if it needs to be a thorough work is usually different from what it will take to do the usual Nigerian system. Some clients need the work to be thorough while some, especially those building for rent are looking to just cover the floor with tiles, minimising extra expenses that might reduce the return on investment.

This is where clarity is needed, the home owner should be given options and these methods explained to them before giving out the work. The bottom line is that it costs higher to do a meticulous job in every finish work in a house.
That explained it all, if there were general work standard its usage would have been rampant.

Thanks chief... but i made a mistake in my initial post which i have now corrected.

It is actually 5 units of 4bedroom terrace duplex all in one block.

You know those guys don't go overboard like that with finishing, basic but good stuffs, flip and move on to the next one.
Maybe 100m? that means the split ratio on offer may not be that bad.


I did 4 x 4bed terrace duplex around that area (3 years ago) and the split ratio was around 19m per unit.

Kitchen and doors were made to specification and supplied by Wickes.

As for estates, the reason for that is for security, it's more secured to build in an estate than just about anywhere IMO.
It also saves you from series of fees that different people will keep bringing when its time to pay + different omoniles coming for their shares. These are my major reasons for wanting an estate setting instead.

While there is hardly issue of flooding in Ibeju Lekki, there are swamps and the swamp are been sold after it had been sand filled. make sure you avoid buying swamp. Bogije for around 7M is good if you can afford it and it is closer to Lekki. if that is out of your budget and you don't mind distance you can go to the beach area after the Amen estate in Eleko beach area

I was so happy for the person who sent me a N10,000 recharge card on Monday this week, I just gave him some answers about the approval process in Enugu on WhatsApp and the next thing I saw was a recharge alert with his promise to give me the job when he is ready to start. I was speechless, I thanked him and promised myself to remember this if he comes with any other requests tomorrow.

I have liked all posts of QSfemi, that guy is wonderful and should be patronised by intending home owners, (paid for his services too) he will save them millions.
Supported sir. His selfless service is second to none and I'm glad elder one4me raised this suggestion. I also like posts encouraging people to patronise him.
It even makes better economical sense.

You are mixing-up Bulding Approval Vs. C-of-O.

Building Approvals will impact the TYPE of Building it was granted for.
C.of.O will impact just the OWNERSHIP of the land.

Hello house

please I need assistance

Need to get a property in lagos but the location is an issue to me.

I want a place i plan to move into within 1-3 years.

I dont fancy extreme ends of lagos irrepecstive of the direction.

i am a first timer

who can advice me on what to do?

one mind is saying i should go for an apartment, another wants me to build from scratch

wifey prefers ikorodu if we ever settle for extreme ends but for the fear of bad roads/insecurity while i prefer ibeju lekki but for the fear of flood. (both within an estate)

We both want mainland proper but lands/properties there are scarce and expensive with the issue of omonile and other fees if we eventually see where we can afford.

Can anyone advice me here?

You and I are in the exact position, down to the thought process. We have ruled out Ikorodu for the same set of reasons and tilted towards Ibeju-Lekki. Bogije (Beechwood Estate specifically) is at the top of our list and we have been there twice. This weekend, we will be going to the area again to inspect couple of estates, make a final decision and commit to it immediately. Our rent will be due in about a year and we don't plan on renewing it. Our budget is about the same as yours and what's more disturbing is that it is fast losing value and purchasing power. Our only concern now is if good and affordable schools and hospital/healthcare is in the vicinity.

By hidden fee, are you referring to service charge or the one-time development, legal and survey fee?

Or is there any other kind of fee we need to look out for?
