Words fail me to express my gratitude to Gbadexy for being a shining light in the midst of the darkness I have seen from suppliers and artisans throughout my period of building my house.

I had watched and followed his comments for over two years.He supplied me basecoats and paints from lagos to Minna.He offered to share the tranportation cost with me by 50% and gave me extra base coats.

You and I are in the exact position, down to the thought process. We have ruled out Ikorodu for the same set of reasons and tilted towards Ibeju-Lekki. Bogije (Beechwood Estate specifically) is at the top of our list and we have been there twice. This weekend, we will be going to the area again to inspect couple of estates, make a final decision and commit to it immediately. Our rent will be due in about a year and we don't plan on renewing it. Our budget is about the same as yours and what's more disturbing is that it is fast losing value and purchasing power. Our only concern now is if good and affordable schools and hospital/healthcare is in the vicinity.

Correct. I was shocked to the marrows when a man diesel truck loaded a full 30 tons trailer in just 2 trips and few sacks.

Due to site accessibility issh, I had to drop the granite some distance to the site and transload with a smaller truck. I was shocked to see the small truck transload the supposed 30 tons in just 2 trips.

It is actually 5 units of 4bedroom terrace duplex all in one block.

You know those guys don't go overboard like that with finishing, basic but good stuffs, flip and move on to the next one.
Maybe 100m? that means the split ratio on offer may not be that bad.

You might require more than 100m for 5 units in your location. I didn’t realize your initial post has been edited. I thought you’re looking at 4 units.

Attached below is 4 units of 4.bed Terrace duplex sitting on 310sqm footprint and it took 100m.

5 units will definitely gulp more.

It’s not ignorance. It’s impatience on the part of ’professional tilers.’ I can’t really say much about rookies.

Spacers are everywhere in the market and no one needs to be told why it’s important but here we just like to do things irrationally.

I bought spacers for two glass block installations. The installer used it on one of the projects and decided not to use it on the other.

The additional cost of spacers (in time and money value) is almost negligible.

In the other news, Lafarge now have supafix - a ready-to-use tile adhesive. It’s only here we use cement to fix tiles

Some people will still go ahead with your initial plan. They’ll even add shops, security house and other ancillary buildings on the small plot.

You can play around with ideas/options on small/narrow/irregular shaped plots.

Just as there are grades of tiles, there are also grades of tools-of-trade and accessories for top-class installations but will a typical naija installer use them?

I bought a DIY tiles installation kit for my installer few years back. It has everything (spacers of various sizes, nipper, mallet, trowel etc) but guess what my installer decided to go for the popular BIG tile cutter. He said he’s uncomfortable using the tools I gave him.
