I am not too impressed with the way/kind of method our Builders here use in doing Pile foundations (Boring Method), there is a very high possibility of a breakage/fracture along the line, especially if the depth of your Pile is high (say like 15m and above).
The biggest problem is when the Concrete poured inside the Jute-bag covered Pile hole, does not form uniformly
I have seen ones that cracked in-situ and the house ended being bent. angry angry
I would rather prefer the Displacement types (Drop Hammer)

I would rather companies who specialise in that area, do it.

Though, maybe they have Upped their game in that area, l cant say for sure.

BTW, is it a Storey building or a bungalow you intend to build, and is your land very swampy?
What is the depth of Pile recommended? Pile is not cheap o.

I would suggest that he keeps the land and secure another plot that does not require piling. Considering the area, cost of piling can secure another plot that won't require it. Then the initial plot will be an investment.

On the Openable Burglary, that Lock you used 'no-be-am' at all, because you will need a padlock on it and even that Padlock will be accessible from outside and wont be easy to open in an emergency like fire outbreak.
What l think will be okay is:
- Single action, open-system (press/lift a latch and Spring open).
- Latch/Lock should not be visible or accessible from outside
- Be at height where it is accessible to a Child of about 5yr old

But you have made a good start and you can only get better.

see eh. Budget determines a whole lot of things. Tell someone to buy a jam lock key of about 5k for a burglary of about 10k.

You see the economics of the whole thing. I grab your point but the owner of the job determines a whole lot of things. There's this key Egunmogaji2 took a photo of, that's the best thing that will work on such but ask him for the price of the lock to understand the difficulties.

Since supafix doesn't need sand, the cost of cement and sand for a typical tiling work is still lower than the cost of supafix?

Land is that bad? If Pile i will say no reason to panic because its imowe, your depth will not be much, i give respect to Aventure, Segcymoore(Abbatoir) very skilled in pile work. Pile point if much that is where is scaring...but to say the fast is best form of foundation if done properly.

Max is you spend ₦12m for foundation.

Well, well, some areas in Lagos requires more than 30m deep pile.

In those area, #12m is nothing

Excerpt from the 4th mainland bridge project stakeholders meeting held yesterday 17th Nov. 2020 at Igbogbo palace hall, Igbogbo.

..................... The bridge will take its landing at bayeku and run through ayetoro, agunfoye, Igbogbo and come out at Elepe back to Erunwe, ishawo to Lagos Ibadan expressway. The project engineer said no house(s)will be demolished because it's going to run on canal. They warned the Omo onile not to start selling the land close to the road Alignment because any building built along the right of way will not receive any compensation because as at the moment, the final design had bn concluded without any building conspicuously sighted on the alignment. Land speculators are equally warned not to start buying lands close to the proposed road alignment because the design can be varied during execution. The construction will take 3yrs and is going to be tolled with hightech technology equipment better than what is obtainable at Lekki toll gate plaza. The project will automatically generate employment for professionals and artisans . Pls pass the info around your area that this is not to fall into the prey of omo Onile. The road is going to be consented to a contractor that will look for fund and execute, they are not likely to delay because they will want their money recouped on time.

Note : I got the info from a friend who's a stake holder at Igbogbo, Ikorodu

It just after the petrochemical when u cross the bridge. If u go urself all process is less than 30 mins and ur chipping truck will follow u. Try to go on weekdays due to Saturday traffic around that axis.

I like the concerns you stated here but Boring method still remain one of the most efficient methods.

On breakage; You can’t drill depth of 18m and use casting tremmy ( Casing ) of 9m for concreting of the bore pile. That’s where the breakage comes in. And it’s advisable you do integrity test of the piles, it will show if there’s breakage on the piles.

Ask any driller if they know Mr Alatise in Akute, his workshop was on our street back then and I learn the basics directly from him so to say before going for my degree. So I operated the drilling rig for like 2years so I know the basics.


On Hammering pile method; It’s costly and secondly if you have existing structures on both sides of your proposed project, what happen most time is immediately you start hammering you will begin to see cracks on neighbors buildings and they will stop you.

It do happens a lot. Gbagada, Westes, Ketu and Oworo.

Let me stop here for now.

Thank you so much sir for the reply the project is located in Mowe and according to soil test result a pile foundation is recommended which i wasn`t expecting so that`s why am looking for a very good engineer that can handle pile foundation

What's the bearing capacity of the soil from the soil test report and what type of structure do u intend to build on it.
Piling is expensive and should be done by experts especially if needed in a built up area.

30k annual service charge is very reasonable. Please what location is this? Is it an open neigbhourhood or estate? Where I live currently in Surulere, we pay 160k yearly. It covers security, cleaning, electricity (lighting of common areas), waste disposal and general maintenance.

Most 'brokers' selling land and properties in shared estates are often very shy about disclosing the ongoing charges.

What is also important beyond the initial amount is who or under what conditions can this charge be increased in future. Think 10 years down the line, can the charging company unilaterally find something expensive to justify increases. Study the management agreement carefully.
