Your observation is correct but l dont agree with your conclusion!
Lagos is flooded because of Poor, bad or non-existent Modern Drainage system. I wont even mention the dirty habit of people that leave there who can throw refuse anywhere, including their tiny, tiny gutters! angry
I have seen Cities that are far below water level than Lagos and you will not see a drop of of Flood in their streets when it rains, moreover, they experience more rain than Lagos.
Some foreign Cities are built practically on water, Venice and most Nordic countries have their houses sitting on top of water.

Until the Govt takes its responsibilities seriously and the people have a change of habit, flooding will continue to disturb them.

Swamp land, Sea-front are not meant for the average pockets, it is just that kobokobo people too want to show color and end up stressing themselves over such places.
If you are loaded, those are the best place to buy, especially sea-front.
There is a place called Makoko in Lagos, the poor people living there are being driven away right now, to make way for the Big Boys with deep pocket, to build better structures there. That is how it works.
Most of Ikoyi were formally Swamp lands and Sea fronts but you cannot hear the "Bullion Van people" living there complaining about Swamp or the Lagoon.
So, its all about the money in the pocket

Ofc, there are still land in Mainland, just like most of them cost between #40M to #80M.
That is still a lot of money but the ROI is also huge. Its all about Location! Location!! Location!!!

Artwork first is better but if it is just the 'hanging' type, you can still do it afterwards.
You certainly dont want to mess-up your plaster work.

Chill folks,

The interesting thing is that there is nothing new that has been said here today about real estate investing that has probably not been said here before a few years and pages back. The dynamics may have changed slightly but the rules of the game remains the same.

There were doubters then, some speculators, others spectators, some pessimists, while others holds optimistic views, players and commentators. Even all the talk of market research isn't entirely new; some did theirs years back and still iterating while others are beating the drum today as if it's novel. All that mix is still present today, tomorrow same same.

**But its the people that don't watch Big Brother that discuss and complain about it most, single people have the most marriage advice to give, just as football fans/supporters/spectators have the best coaching tips**

While sometimes there are no right or wrong answers to a problem statement/decision, there is always that one amongst the many alternatives that presents the most optimum solution. So pls let's all be happy with our "informed" choices, afterall one road no enter market.

O boy, this Lekki this and Ikoyi that got me looking like shocked

I have been to seminars, trainings , you name it, workshops etc.

But investing in Nigeria negates all those things I thought I learned.

Ikoyi, Vi, Lekki-Ajah empty houses yapaa, presently Oloshoo 9-15 in a duplex plenty for Osapa, Agungi, Ikate.

No matter how you hype this pricing or Building, remember Flood, Traffic, Rubbery keep devaluing it. I go spend 4m rent on 3bedroom duplex spend 4hrs for a 7km road. I don't look like MMP(Money Misplace Person).

You think N4m is too expensive bro! Check the going rate for houses in Megamound estate.

You sure know I did projects in there so I’m not cooking up figures.

Beyond selling our services, we should be able to advice our clients on profitable investments but what can you do if you don’t even know the right place to invest. grin

He may have over generalized but I don't think he is far from the truth. How many Nigerians are the owner of big conglomerates? Prices of houses in Nigeria in the area you guys are quoting are more expensive than what is obtainable in the western world. Houses in Maitama, Ikoyi, Banana island are as high as what is obtainable in Beverly Hills and San Francisco. Yes many of the buyers may earn their money legitimately but most of them are pen robbers.
The billionaires and millionaires in the western world mostly finance their properties on 30yrs mortgage and that is not obtainable in Nigeria.

Someone like me know too well there are super rich Nigerians who do not live abroad.

I recently did a Hall in IPERU which is the biggest Hall in the billionaire, Kessington Adebutu’s hometown. Guess the owner, he’s Mr Nobody in the town but we are on another massive one already along Ilishan road.
You all know Kessington but we know those who don’t make noise.

Thanks for the response. The person that want to do it for me said it is better I do it after plastering so that it will be neat because if he do it before plastering, the bricklayers can stain it while plastering.

Yes sir!

The bricklayer said it use to remove if it is done after plastering l. He said if it is done before plastering, they will also use cement to hold it to the wall very well so that it won't fall off after some time.

What's artwork? Window hood, belt etc.?

If yes, you should do plastering first then those right after in the same breadth. It just blends in together and comes out neater, plus i don't think the materials or cost is significantly different either ways you go.
