The first question is, is it true that the 12ft(3.6m) hardwood planks are not the true length, that's what am using for my calculations but my carpenter is saying the lengths are shorten now adays, and what are the true lengths of hardwood planks in Lagos and surroundings.

To minimize cost, what's the best way getting the concrete parapet and roof carcass done, since am not on ground to get somethings done myself.

3 X 1 Thick for the frames.
3 X 1 Thin for the slats. You can use smaller size for these but I wanted that major look.

This was done as a special favor for me.

it's called 3" by 1½". Next time, use angle bar for the frames. Pipes are prone to rusting quickly no matter the guage. Let me guess, the pipe used is 1.5mm thick. Same pipe used in making doors but remember this gate will be under the weather both rain and sun. The expansion of the steel in the day and contraction in the night due to change in weather will definitely affect it's durability.

Best to use at least 4mm angle bar for the framing especially the part that goes to the pillar because it carries the weight of the whole gate then use 1.5mm 2 by 1 for the slats to ensure durability.

You need an experienced engineer to guide you. But by the way, who recommends pilling for a bungalow? Where’s your location?

What your Surveyor will do is attach the former Survey, to the new one and cite it in the new one.
this way, you are also protected, from the former owner, incase they develop a change of mind.

I agree pipes do react to weather element when it’s not well treated.

Below is an 8 year old gate. Still solid like new without any visible sign of defect.

My Elder Brother want to execute a project that will not linger and for the purpose of renting it out.

He want to build an Upstairs that is made up of 6 self contained, but he is worried about the cost implications and the project will take time to complete.

I am giving him an option of building six self contained in the plot of land downstairs. Since it will not demand much capital as regards to Upstairs and the project may end up getting delayed. A plot of land goes for 4Million in that location.

What are your suggestions?

For me the ROI is what he should at first consider before putting up any structure type which is location dependent given the end user.
But if all is good building vertical should be better 3 down+3 up.

Please ensure you do a soil test to ensure you are doing the right thing and not throwing money since you're building a bungalow.
