1. The hight is est. 3 Step block and that's the Entrance were the spoiler chair is... From the chair to the right hand side

2. It's going to be residential but no plan for kickoff now.... Still gathering capital to begin the process

1) What's the level(height) of your land to the existing road where those spoilers chairs are kept? I'm also assuming that may not be the area where the main entrance is?

The Dirt and Flood on the land are concerned to me to avoid challenges when it's time to build

As advice, I would do the dwarf fence to avoid further litter and I will evacuate all dirt


Is water flooding on land okay ? It flood and dried off when sunny

To be honest, your immediate worry is not water flooding the land but the pure water sachets, nylon bags, plastic bottles and rubbish I see on that land from your pictures.

Over time, the plastic rubbish will devalue the land more, making the land difficult and expensive to develop than flood.

So evacuate ALL plastic waste from the land first. Then either close eye and kuku fence the land to prevent the neighborhood using the land as a rubbish dump site and the fence will prevent the neighborhood water rushing and settling into the land.

If immediate fund is an issue, do a dwarf wall (fence) to prevent water getting into the land and burst a hole in the fence to let out water into the gutter.

what happened here is the weight of the tank was too heavy for the channels. If you check well, this stand fell under weight of the tank. If you check well, the foundation is still very solid but the channel fell under weight of the tank.


About the foundation, the soil determines how deep and wide it needs to be. The foundation anywhere is required to be about 2ft wide and 4ft deep at least but nothing is permanent because the height and load of the tank isn't permanent.



And yes tanks are usually positioned in a place where a house helps cushion the force of the wind and not leave it vulnerable.

You need to also realize that my field of work is an area that isn't truly defined with rules as it is occupied currently by illiterates. But through experience,we have come to develop a model that works for each person. You will agree with me that with all the education the engineers have, they still build structures that collapse. Even with their established rules and regulations. You can rarely hear the news about collapsed tanks but you hear about buildings falling everyday.


I'm willing to learn from you if you have any working model which I will have to add to my knowledge and improve on it. It's one of the biggest gains I have made from this thread and not just the jobs. I have been opened to more knowledge than what my colleagues have.

Bros, I would have challenged your comment but reading to the last line I resaved my comment as you said you are open to learn. First of all do you guys understand characteristic and functionality of welding rods, right penetrating current that's supposed to apply in order not to overheat the object on every section or joint of the object fabricating. When many of our people finished welding do they even have x-ray machine to check the quality of current penetration and cracks in welding. I can go on and on. Welding is not just sparkling lights I believe the welding should be done right for every application it was designed for. Today welding is another technological line of engineering, we must continue to improve our knowledge in any line of occupation. This is like arguing with a metallurgist about characteristics of metal.

Sometimes things are not as complicated as we make it seem.

From the pictures it appears your land is already fenced...If so, clear the debris and sand fill your land above the drainage and gutter height. If you have to, then block off the gutter drain off into your land for now. when it is time to build, you'll incorporate drainage plans into your design.

No big deal here.

4 by 2 channel will be good for the job. Run away from galvanized pipes right now cause the quality has dropped heavily from what it was before. Depending on your location, budget like #180-250k

Pls can experienced homeowners share with us what their experiences are on the differences between what a Quantity Surveyor prices things at as opposed to what the ‘real’ costs for work are? I have been told repeatedly by two architects now that they QS’ ‘over-egg’ everything. How true is this?

two tanks means a storey building or more which should be at least 25ft tall. You should use 5 by 3 channel. You should budget #550,000 depending on your location. I'm so sorry for the error in communication.

I will suggest you use two 1000 gallons tank on top, then two tanks of 750 gallons separated at each floor. The height should be 32-35 ft depending on the height of the building. The channel to be used should be 6 by 3 for the structure and 4 by 2 for the load beams carrying the tanks. Your budget should be around 800,000 depending on your location.


You can also choose to do four 500 gallons tank on the top and then one 500 gallons at first floor. The last tank should be for the compound sanitation and the occupant cars.

I don't know if you understand me. I'm down with a flu and can't really think clearly

the pic not really clear to me either kokogbo or mahogany both are Good for frame ... 90% it's mahogany but make sure you ask the supplier if is real mahogany cos we have series of mahogany like jebo etc. cos there not really good like real mahogany.. cheers.

the most important part of tank stand is the foundation. It varies from place to place and that's why it's recommended to do the job on site so you can see the soil you're working with and find out the kind of foundation it requires. What works in Nnewi will NEVER work in Lagos.

The weight of water and load is the same everywhere and as such same material that works at point A can work at B provided the weight, height remains the same. It's a hollow structure and so wind can freely pass without compromising the structure.

Another factor is the ability of the welder to weld well. I don't know how to explain this part.

If the three factors are adhered to, you will get a structure that will outlive the building

I pray 2021 will be a great year for us all.


Now, I want to address the question or concern of this person.


I'm a practising Quantity Surveyor, as such I've the obligation to respond to issues like this.

First of all, Quantity Surveyors arrive at estimated construction costs based on available documents - drawings, specifications and approved instructions.

What I've observed in my years of experience that could cause significant difference between a QS estimate and the actual cost of construction is mostly "difference in specifications between the construction (QS) specifications as stated in the Bill of Quantities and the actual specifications done on site".

I want to cite an example. A QS can describe in his BOQ that oversite concrete (german floor) to be 150mm (6-inch) thickness. During construction, many project supervisors will never do 150mm thickness on site. Most would rather do 75mm to 100mm. This will significantly reduce the estimated cost thereby making clients to think that QS estimate are over bloated. This is just one example out of many decisions that happen during construction.

How do will solve this problem?

Answer: Engage your QS beyond pre-construction duties. Engage the QS during the construction of the project for he can easily identify this gap and fill it swiftly.

Conclusively, QS do not "over-egg" bills like that person thought.
