Hello fellow nairalanders One of my plans this 2021 is to build a 5 bedroom duplex in my village in Imo state.
As a diasporan who hasn't built before, I decided to get opinions and advice from my fellows here.
Please I need your advice. I have the intention of starting it this first quarter of the year. Can my budget of N16 million finish the building? And what are the cost saving factors to embrace in building?

It's good that you're remembering your roots. I don't know ideal your pocket is but I will advise that you invest that money in landed properties in locations like Asaba, Owerri. These places have huge ROI and you don't even need to maintain the investment.

If you spend that money building in your village, you will still need about to be maintaining the house and yet you won't make a single kobo from it.


But it's your money so you decide

The terrain of the land, is it swarmpy, dry land, erosional prone area such will determine to a large extent, the kinda foundation to carry such project and materials needed.
Roofing kinda roofing material you want to use, don't expect a 5 - 10m kinda roofing.
Plumbing, Can be very cheap, can also be very expensive, I'm a professional plumber, so I can speak comfortable on this area with 1m you can get a normal standard plumbing system, but if you want an advance faucet, jacuzzi, shower panel with body massage, shower room, non contemporary toilet sits, money could climb up to like 3m.

Electrical same thing oh.

Painting.

Engineer charges

Architect drawing

16m will be enough to start and get something good but not the very best.

one thing about house sir is to start, there's a saying house projects doesn't get finished.

I have a professional engineer/builder I can give you his contact, if you need a professional guide.

Thanks for your advice. But everything shouldn't be about returns. If we keep making this money and keeping them outside, to me, it's not ideal. No matter what we build in the cities, none will leave the earth with us. We should invest and we should also be comfortable in our homes.

Whatever you do, limit the involvement of your family here in Naija, in buying that land or constructing that house unless you want to regret it.

First of all, you should have posted this in properties section to get more insight from people that have gone such route before..

However here is my answer in one such thread like yours.

"Op please note that there are many factors to consider when planning to build a budget house.

1) Location: the kind of 3 bedroom 12m will get you in lagos will differ greatly from what is achievable in kwara (because of disparity in cost of materials across this two locations).

2)Design/plan: Architect don't just design floor plans, elevations and 3d's, they are trained to produce tailored designs that will suit your budget. Moreso, a 3bedroom designed by architect A will differ from one designed by architect B, so will the cost of execution.

3) Foundation: In house construction, foundation is everything, know this and know peace, if you are building on a swampy land it will definitely cost more than a solid ground

4)level of finish: the whole of your budgeted 12m can be used just for finishing(luxurious), just as 3-4m can get you moderate finishes.

The list goes on."
(P.s, change everywhere you see 12m to 16m and bungalow to duplex wink)

You're right in advising towards investment, it's progressive. But home is home. While investigating we should put our home in order too. I have acquired properties in the cities as you advised but I believe a befitting house in my village is as good as a house in the city. I think that at a certain stage a man should leave his father's house and enter his own. I've lived in my father's house enough.

It's a good thing you want to build in your home town. Nevertheless on average the amount of 16M quoted by you can get the building done. On the other hand depending on some other factors you may likely to spend up to #25M ranging from size of building, nature of land, type of finishing,etc,etc.............
Though the first step will be to get a suitable design of your choice.

My brother , if the money is there overlook those who don't go back home here saying building is villa is liability and all sort of things. Go ahead and build it you won't regret it. Time will come when u will retire in that house. Time Wil come when u will need to be visiting home and there is no place you can comfortably sleep in without one or two disturbance.
Build that house now and you will never regret the decision in your life. No place like home doesn't apply to those who don't have house in villa. People like going home when the have house in villa .

He will retire in the house he built in the village and die of loneliness? Who does that? Have you been to the village off seasonal periods, no one is living in those duplexes you see! It's not a bad idea to build in your home at all but it's advisable he saves a chunk of that money and build something smaller, except he has a ton of money to blow or just want to brag for village people grin.

A house built in the village is never a liability. Yes he could smaller; but smaller in what sense?

I have an uncle who wanted to build a duplex in the village. It's quite large though and it's supposed to be his retirement house though he is not actually retired from active work. I was told about it and I asked for the design and made certain changes. The major reason for the changes was that apart from him and his wife the children are not around and do not really visit the village. Because we usually have certain oil production and services company staffs within our locality the structure was modified to a pattern that the rooms were all en-suite so it could be put for rentals but the master bedroom, guest room and main lounge are cut out from the section for rental but still maintaining the duplex status.

So he has the option of generating revenue from the building whether he stays in it or not but he usually visits once a month and when not around there's a worthy family member that takes care of the building in his absence only on his permission.

I also have another relative who wants to do same but we are looking at an expansive bungalow but with a pent house.

A technical way of predicting the cost of putting a structure and it's activities in place, In accordance with the quantity and quality of work and materials specified.

There maybe a variation but a slight one, which can be in the range of 10% lower or higher as circumstances might dictate.

As a result, The major role we play, is to ensure that the cost is control by applying different construction techniques but "not compromising quality for cost"....
Note:
1. No quotation for facial concrete(parapet)
2. No quotation for aluminum roofing sheet....instead we use Cameron zinc
3. This bill of quantity should be considered as a guide

That's a foundation. If his father had built a house that contains him and his siblings he won't be planning to build . My cousin sister married outside my village built a mansion duplex not bungalow for his family Cos she knows the family needs it. Now the dad and the mum has retired in village . The dad is not up to 70 but still looking fresh . He said what's the need of paying up to half a million as house rent when he have a house in village . The wife came and opened a store in village. He said nothing like fresh air, fresh food from farm, fresh palm wine and less noise and traffic. The only thing he told his children is if the hear he is sick the should take him to hospital which for 3 years he is yet to visit. He is diabetic.
What am trying to say is building a house in the village will wipe u many things . If you come back to village where will u stay? If your children grow and wants to come back to village where will the stay? You wan do something for village where ur visitors wan stay?
I have my colleague who doesn't go to village cos the dad didn't build house in village . The last time he went was more than 15years when the dad died. His children don't know their village . Where there mum use to stay for the family house the sent her packing cos the house is not containing the uncle and his children again . His siblings contribute and He collected loan to do one room for the mom in village .
Brother if i get 50m to build house for village I will build it and do small bungalow in town . Majority of wise igbo men build house in village before town. Am a big man am a big man ends with let's go to your village . If your dad didn't build a house in village you would have ended up like my friend. Save your children future by getting them an easy landing

You shall go ahead and construct your house its your money, and thats the purpose we are looking for it. A good architect can work based on your budget. I dont know for your location, but in katsina 16M is ok to have your work done comfortably.
