Please i need input on this issue . I hv 2plots of land at Orike Eleko bought 5yrs ago. I was given receipt and deed of assignment by the sellers.
Now the surrounding area of the land is being marketed and acquired by Estate owners who are advertising with Governors consent as title .

I called the company that sold to me and i was told i need to process"Deed of Rectification "with Lagos state Government.

My question is , hows the process like ? What document should be expected to get ? What's required of me to tender at Lagos State office .
Kindly explain more to me for better understanding .

I'm being requested to talk to the company lawyer to direct me on the deed of rectification if i want to perfect my document. My survey plan wasnt logged during the unsettled period in question. I'm not sure that's what you need.

I'm really interested in your matter, to assist with clarification.

You only need Deed of Rectification if the survey plan of your predecessor in title is defective or does not properly align into the Vector Map at the office of Surveyor General of Lagos State.

If someone else possesses a better title than what was given to you and that someone else did not sell to you, then something is wrong.

This is where I like to show my professional competency in delving into Legal title ownership in Nigeria.

Does the deed of assignment given to you show that the vendor has a registered title or the seller has the legal right to sell?

I decided to suspend my 3bedroom(I earlier brought the plan here for criticisms) and start with the 2bedroom bungalow/1bedroom BQ, attached is the floor plan and the type of roof I plan to do.

The ground is a solid one and since I dont intend to do a high pitched roof or parapet, do I need to introduce pillars?

Not a bad design though in terms of the flow but I think it should be better arranged to maximize lighting and air flow into the spaces especially the bedrooms. Also, you might introduce a few columns to give more structural stability.

As an engineer, no matter how strong and special a block is, it can't serve the purpose of a column (pillar). Column have both tensile and compressive strength while block has just compressive strength. Apart from transferring the load of the building to the foundation, a strong concrete column (pillar) prevent the movement of building cracks at the joint of the building. I will strongly advise you to use column where necessary,

Yes ma’am if you can afford it. Otherwise have a special arrangement with your block supplier to make special blocks (solid) for you.

Thank you bros, this is an up hill battle from what you wrote. Its look like he doesn't have legal backing of the documents you get from omo onile. First of all, is the entire land before dispute register on those omo onile family name, when chart in surveyor general office with official Lagos State seal to prove the land belong to those family. Brother get yourself a competent lawyer in land dispute

Hahaha that is not true if properly done. The advantage of precast, it can save you 35% to 40% of the cost. If your site is in lagos Call Saheed 08134829831 tell him Oga post his number

This is not true, but when it comes to durability both are good, casting is better. But precast is more economical. Casting involves the work of bricklayer, iron bender and carpenter; that means you will pay them differently. This is not so when it comes to precast.

Go for precast and save money, instruct your engineer to supervise them in the mixing ratio, reinforcement use (if they use reinforcement), the curing of the precast parapet, the hanging aspect.

I know a popular estate here where some houses were recently demolished. It was in the news.

One of the affected persons is among us here. He has since given up on anything property in Nigeria after his experiences at Alausa secretariat.

In Lagos - Nigeria, real estate is look well before you leap.

The guy has been living in the house for 5 years before it was demolished last year.

Even the house of a sitting commissioner from one of the Eastern states was demolished and nothing to the best of my knowledge could be done to stop it.

I saw the guy who led the demolition team. He told me “I did it and nothing can be done to stop it. We are coming back.” Believe me! They came back fully armed.

The affected persons went to court. Omo onile blah blah....

It was a sordid experience for the man and all he affected persons. The house you once lived in now became a sad story to tell.

May we not experience such.

The original owner I bought from is owner of Richland Gardens at Lekki Epe expressway , Otunba Ajose . He is big on estate as i bought that place when those estate wasnt there yet . He sold to some of them now after the settlement with family

My engineer also advice me against precast, it's cheaper and lighter than semi cast or permanent cast, like spyder880 once said precast has pros & cons and a good specialist should be consulted for that job.

What a sad experience....

Is there any website, or office where someone could get a legitimate information regarding real estate before taking a leap??

It is sad that most of these "office people " in government do collaborate with bad guys to do this evil. Just wondering if there are still decent avenue for someone to source information before getting involved in a real estate transaction in Lagos.

In the west, it's all there in the county/council assessor/recorders office.

Who did this to us in Nigeria, Africa, government officials always backwards, gearing to cheat and deceive the people. No wonder so many people aren't proud to be Nigerians or African.

The world richest man Elon Musk is African but he never claims to be ( I have never heard him mention he is African ) and the press never addresses him as African or mention his African background, I wouldn't imagine he would be excited and be bouncing off the ceiling if he is addressed as African - he might buy the news outlet and shut down their operations.
