it's possible if your finishing is LUXURY and not AVERAGE. An average 3 bedroom flat won't cost 13m on a dry land. I will build duplex with that amount and add small money for finishing.

But how old is this technology and is it still in use?

The CSEB in use presently is in the form of interlock setting as you can see as n3xt has shown with pictures. And it does not need insertions of rods in the hollow space as it does not have hollow spaces within.

CSEB comes in different design just like we have solid and hollow blocks. CSEB also come in solid, hollow and interlocking. But there is a structural engineering debate for and against each design. All designs are still in use; it depends on the structural engineering debate you adopt.

For interlocking design, some structural engineers argue against this approach. They argue you shouldn't interlock the corners, but instead introduce a column as there is a question mark as to the structural stability of the structure if you interlock the corners even for bungalows. The proponent of interlocking approach like Hydroform of South Africa say you can then beam (all-round chaining) the structure to achieve stability. But if you beam, then you lose some of the cost savings.

To solve this "problem", some structural engineer adopted the hollow block approach with rebar and the hollow filled with cement mortar like the picture I posted earlier. They argue that with this approach, you don't need to beam. Just do your drop lintel. They argue this is cheaper and a better structural approach.

Then there is the solid CSEB approach, where you lay the blocks using cement(10%) + laterite slurry mixture as adhesive to 'gum' the blocks together.

Mind you I'm not a structural engineer. I'm sure the in-house engineers may come in here to debunk or support any approach.

Let me clarify.

I don’t sell cement. I’m only helping you to get at official rate the distributors sell it to retailers.

So if you get it 2,900 at your location, I can get it lower.

Just as you’d pay for cost of moving cement to your site when you buy from retailers, you’re expected to do same if you get from my source.

The cost of offloading is not applicable in your case. It only applies to those who participate in the bulk buy arrangement I do in Sagamu. I get the cement in bulk and everyone buying will pay the offloading fee of N50 (at my site) and move to their respective site (at their own cost).

Some come in trucks and transload directly from Lafarge truck to save the cost of loading/offloading.

In terms rental properties, who keeps

- the commission => A part goes to the Commission Agent. A Flat whose Commission for the Virgin Rent can be 100K, the Agent takes 50K, Owner keeps the Rest.

- Rental agreement => Entirely Owners, paid each time an agreement is prepared and sealed by both parties.

- and deposit. => Owner keeps it but it must be refunded to the Tenant in full, when leaving, less cost of any damage done to the rental

- Is all 3 required in a rental agreement. => Depends on how you give out the property. All three required at first Rent and no more. For a Lease, Agreement is always required at each Lease.

- In using a property manager what is the normal agreement. is 10% normal, is it based on only the first year or in the life of the tenant. => If you used them for One year, you pay for One year, if you keep using them, you keep paying them.

- What were the responsibilities of the management company or the individual => Maintenance of the Property and Management of the Property with respect to occupiers

This is more like it. However, 4sqm per bag is a whole lot. I do 3.6sqm per bag with 6cm and 3sqm and few pieces per bag with 8cm.

I never tried or encouraged anything above those numbers.

I actually just found someone who said he will do it for 2300 per sqm and also agreed on 3.6sqm per a bag of cement. I just hope he is not waiting on reducing the quality of it.etc

So, if am giving it to the 2300 guy. How do I monitor the quality of the job?
What are the do and don’t ?
And what are the moulding calculations?
Pls kindly give me the break down of the 350sqm area coverage , So I can monitor and instruct him on what I want.

Between the month of Nov - Dec 2021, I took about 12 trailers. I know how much profit I’d made from that if I sell at #3500 to you guys

But unfortunately, I don’t have a truck that can do this.

Don’t go and price the guy down o. He might not be able to source materials cheaper than I do. My StoneDust cost 70k and cement was gotten 2950.
