if you want to build with ease, Nnewi is your sure bet. Their lands are expensive but once you pay, you don't worry about anyone stopping your works. The usual issues of area boys stopping work and forcing you pay stipend anytime you bring material to site no dey. ..

Just buy your land, do the tradition of killing a "he goat" and settle the agents involved. Secure the land with fence and anytime you're ready, you can start building. That's one of the few things I love about this town

Thank you for your advice. I am an Anambrarian and I consider Nnewi to be a village despite the fact that I haven't been there of recent. If I want to build in a rural area, I might as well go to my home town. No offense meant. The land in question has been bought.

Wow I wish this method of securing land is the same in Lagos, the government is not helping at all in regrades to this area boys stopping trucks loaded with building materials. The average cost these area boys collected from truck drivers were 6 to 12k per load depending on the location. Can you tell us more about the killing of goats? Is it going to be used for entertainment for the entire community or just for a few elders? Is it true that one has to be origin of east to buy land there? I heard this a lot from many people. Anambra is my favorite, Inewe city in particular because of their technologically advancement. I loved it when I was there as young engineer.

You need +/- N1.25m to achieve a (basic yet nice) 1 bed flat on a dry flat land. To achieve this result, the project must be micromanaged by a well experienced builder.

Configuration:

Bedroom: 3000 x 3300
Living Room: 3000 x 3300
Bathroom: 1500 x 2000
Kitchen: 1500 x 3000

Total Roof m2: 50sqm
Total Floor m2: 36sqm

Doors: 4
Windows: 5

Ceiling Finish: PVC

Cost excludes mechanical & electrical, painting, fittings, bath tub grin

Is there a website to see more of these doors or can you share more pix of them alongside various prices.

Also just out of curiosity what's the life span of the doors?

You can send pix of them to +2349.02777.9642 if it's more convenient.
Thanks.

No web presently for this
But I can post to the number you posted here

it's believed that land can't be bought but can be gifted or paid for by blood. That goat is the blood. It must be physically bought or else it's exercise in futility.

I don't know about other areas of Anambra but this town Nnewi, you can buy land so far you have the funds. What this town is in high demand for is plazas, then hotels and then two bedroom apartment.

For plazas, you need upward of 70ml to secure a good place.

For hostels you need upward of 20ml and a good access road to Nauth.

For residential you need upward of 10ml to secure a good place with access road that will accommodate a 40ft container. Over here, the ground floor is usually used for warehouse.

Just so you know, they pay 500,000 and above per annum for plazas, 120,000 and above for a room self con as hostel and 350,000 and above for residential homes which is usually three storey.

The only amenity that is required of you is borehole water supply but the tenants arrange for the pumping of the water unless it's agreed that you see to it which then increases the house rent.

Security is provided by the iron doors which you install in all the rooms. Our love for the doors no be here.

Opportunity full this town especially in the hospitality industry

It may be a case of rising damp. It normally occures where there's no DPM and German floor.

It could be very difficult to arrest, but one sure way to minimize this situation is to keep water away from your foundation by flooring the compound with a rich mix ratio and bevel the flooring that water rushes away from the compound when it rains.
Thank you very much sir

here's my contact. Although I love as we have kept it open cause there are people who are learning on the low

Sorry I hadn’t come back to you. I had a serious emergency, plus a business partner got Covid and almost passed away; it called for a sober reflection about how transient this world is. I do not have any problem with us continuing the conversation here; I just thought it’s gotten to a stage where direct telephone conversation should happen. Anyways, I’ve done my analysis and your quote is very similar to what I got here in Lagos, hence I will proceed with you because of your tenacity and persistence, but I will require some discount for this to work out. Also can you complete this work by next week if money is sent to you tomorrow?

To your friend, I'm glad he made it. I experienced a loss last year that made me realize that this life is transient.

Thanks boss. In terms of durability and function, would you recommend American panels?

I am particular about them because they were one of the cheapest from my market survey.

1. Wood - #23k without frame and key
2. American Panel - 23k with frame
3. PVC - 17k

Bought 42 units of American panel door today at Mushin at 20k each. FYI

It's busy... Especially around That Nauth area

You have to always walk carefully because of the reckless bike riders in that Town... They are way too much.

But the Town is okay

those two houses will not be worth 120m and above in three years time.

The thing about this town is that their sons and daughters who are out of town come in and buy lands at a ridiculous amounts.

The non indigenes in Nkwo are also busy scrapping up lands too
