Please I saw a quotation for wrought iron hand rails for 28k, though the common price per meter length is 35k or so here in the East.

I personally have doubts but my friend who got the quote is confident and wants to go ahead.

Has anyone seen such a price for wrought iron jobs?
NB: The person to do the job had just completed one in my friend's village and from the video it looks like a good job.

Or are their various qualities of wrought iron in the market that warrant such a low price?

Nice burglary design. This seems to be in Cameroon and not Nigeria going by the phone number indicated on the picture. The one I saw in Nigeria was for big entrance doors used mostly by boutique and showrooms.

Kindly help with the number of bags of granite (especially) and cement required to cast the foundation of a water tank (4 legs). The dimension given for each is 15in x 15in x 36in.

Please note that constraint is being exercised at this stage, so there's no much money to throw around.

I always tell people this.

A survey plan on its own is not a 'valid' title, either registered or unregistered.

A survey plan only shows you the dimension and location of a land, its coordinates and may be the beacon numbers.

5 of us can have a survey plan drawn in our names by 5 different land surveyors on a single plot.

What you should do is to ask the vendor if he/she has a valid title that confirms he owns the land.

if he doesn't have other than a receipt (which itself does not confirm ownership, cause I can also issue you a receipt on a land that doesn't belong to me) take the survey plan to the Office of the Surveyor General of Oyo State, and Chart it first to confirm if the land is free from acquisition and if under acquisition, is it committed or can be ratified by you obtaining consent to Survey.

But l understand that you cannot REGISTER the "RED COPY Survey" at the Land Registry, if another individual has registered a previous Red Copy Survey for the same land (same geo-cordinates), with the and Registry.
Apart from the first registered Survey at the registry, any other SURVEY will not be registered for the same land, at the Land Registry, and such survey is just a dimension drawings.

In essence, a properly registered Survey at the Land Registry, is PART of Title Document.
It is infact, the first Title Document, upon which other Title Docs will flow from.

Metcopo really dealt with me and my workers back then. There was a time I was living in dread of the rainy season because many of my clients will be calling for a repair of leaking roofs, even my own house built with Metcopo leaked till last year. I run away when anyone mentions Metcopo.

bro, it's a very difficult job and a mistake from the manson guys and you will be going back for maintain, tighten screws and whatnot. It's not worth the stress as a welder.

This is sad. It is the near perfect solution for sliding glass doors. The factory manufactured ones don't need that much running maintenance.

why are you misleading people here? A survey plan is never a title document. it only describes a land more accurately and with precision.

Thanks boss. In terms of durability and function, would you recommend American panels?

I am particular about them because they were one of the cheapest from my market survey.

1. Wood - #23k without frame and key
2. American Panel - 23k with frame
3. PVC - 17k

How is he misleading people? ALL documents pertaining to a property is a title document from survey plan to C of O to purchase receipt and even renters payment on the land or property is a prove of ownership.

C of Os have been proven defective by rental receipt. So Mrs A has C of O to a land, but from time immemorial, renters of the said land have been paying rent to Mrs B, the courts will not hesitate to rule in Mrs B's favour.

This burglary has issues with frequent maintenance and repair. Being that its movable parts are just screws, you need to keep applying grease else,a hungry adult can't open it
