The soil is not clay. What you’re seeing are the laterite sand used to sandfill the foundation.

I want the two pumps to get power from their separate Electric Meters, two separate Buildings side-by-side, otherwise l will be settling quarrels.
But l want to avoid digging a second Borehole even as sharing the borehole makes the water better as it enjoys more usage. Water level in the area is high so supplying the pumps should not be a problem.

I am hoping that the Big bore Pipe can contain a second Pump and if it can, how to go about it.

THE SOLUTION IS SIMPLE:

* BUILD A RESERVOIR (like a septic tank but used for water only)

* INSTALL AUTOMATIC SWITCH TO THE SUBMERSIBLE PUMP, so it pumps water when the level water drops to HALF

* CONNECT AS MANY SURFACE PUMP TO AS MANY FLATS all getting their water from the reservoir.

Abi I’m dreaming ni? 100mm thick or just 25mm? Regardless the size of the building I have NEVER budget anything less than 50k for DPC. (Read this part slowly)

Below is what DPC look like even in the government affordable housing scheme. You’re not allowed to manually mix concrete. I do minimum of 8 concreters for a 100sqm footprint.

Machine Operator - 1
Cement - 1
Water - 1
Granite - 1
Sand - 1
Loader/Carrier - 3
Bricklayer (leveling) - 1

Where will you get casting crew that’ll accept N1,500.

Govt projects move at snail speed though not abandoned.

The first milestone has been achieved. The foundation of 50 units of semi-detached flats has been delivered.

We weren’t commissioned to go beyond that stage of work.

We are currently working on additional 3 schemes spread over the state (Siun, Iperu, Ijebu Ode).

that is not clay but Laterite and some part are gravel.... (visit Abeokuta to know more)

I think, out of respect for the owner of a property, even if we dont like how it looks, which is a personal decision, we should not make public, disparaging remarks about their building. Building is a thing of joy for the owner and we should not, without good reason, if there was ever one, sour someone's joy by our comments

There's always a way to build on any soil type. Only the none availability of money may be the major constraint towards achieving it.

If bridges can be built on water without collapsing, any land can accommodate any building, but the best foundation is piling to the lowest possible depth.

Check this our ongoing bakery/office building.
Which door do you think is the best btw these two locally made doors

The door will be fix at the frontage of the building (up and down opening)

...Modified.
1st is stainless door , locally made
2nd is steel antirust locally made door 130k


I asked for your opinions some days ago about perfect door for this structure and I really appreciate your contributions.
Final the client chooses the stainless one but I later modified the design to this.
Pic attached.
External plastering almost done, the doors will be installed soon.

What about flat and contemporary roofs? We miss Skimanski, darlynx, I hope I go the moniker right and other architects that gives modern designs.

I know it will always boils down to clients' choice. The architect should also educate the client on modern designs.

No, not anymore. There are different designs these days. I have also worked for some clients who intentionally requested for such.

You’re not wrong.

Here’s something designed for a client here by an architect in one of the most popular estate in Lagos.
When the client gave me the plan, he knew I’d definitely not be comfortable working with the design so he asked me to tell him what I think.

We did a lot of back-and-forths and came up with something a little bit more comfortable.

Though I’m not an architect but I always design 99% of my builds. My architects do the detailing.

I always do so because I notice a lot of naija architects are not so creative and lack concepts.
