Here’s something designed for a client here by an architect in one of the most popular estate in Lagos.
When the client gave me the plan, he knew I’d definitely not be comfortable working with the design so he asked me to tell him what I think.

We did a lot of back-and-forths and came up with something a little bit more comfortable.

Though I’m not an architect but I always design 99% of my builds. My architects do the detailing.

I always do so because I notice a lot of naija architects are not so creative and lack concepts.

I’m very sure they don’t sell cement/bricks for a nice design more expensive than they sell for boring designs.

Yeah! That build was something else. Concept and model was designed by one of naija’s finest contemporary architect.

We did some rework on the plan in-house at NextHome. I think I worked with few nairaland architects on redesigning the structure.
I can remember Beetroot worked on the 3D and another guy from Play-in-architecture worked with us on the structural design.

What's the cost for both architectural and structural design of a 4 bedroom duplex

In Abuja it's between N45,000-N100,000 depending on who is doing the drawing.
You can negotiate it.

If you don't mind unsolicited advice, you can use any of the following measurements irrespective of the shape of the land;

1) Length 25 metres x breadth 18 metres.
2) Length 21.21 metres x breadth 21.21 metres.
3) Length 30 metres x breadth 15 metres.
4) Etc

Key: Any two dimensions you want to use, just make sure their product (multiplication) equals 450 square metres.

If bridges can be built on water without collapsing, any land can accommodate any building, but the best foundation is piling to the lowest possible depth.

While it remains the best, is there no other alternative especially for smaller builds at least for kobokobo builds?

12k for DPC?

Abi I’m dreaming ni? 100mm thick or just 25mm? Regardless the size of the building I have NEVER budget anything less than 50k for DPC. (Read this part slowly)

If you take some post here seriously you will suspect and develop the notion your engineer/workmen charges are too exorbitant.

There are numerous factors that inform designs, especially in a country like ours where nothing is stable.

I'm interested in learning how they worked on the rollers that made it so hidden. Do you have any ideas you want to share.


I just looked at the floors and there's no provision for the rollers. Every place look just flat

@ bolded area ( according to your replied to my earlier post) its possible to used both surface and submersible pump together.
But you need to make sure that the pump capacity is enough to pump the water according to the water level of the bore hole.
More so you need to redo another iron bore hole cover to be able to accommodate the double pipe
