Today, I carried out a preliminary site survey at a site in Lagos. I am super-excited to see developers and construction pros adopting alternative building methods and solutions in the naija real estate landscape.

Hello People,

Pls does anyone have a sound iron bender to recommend that can immediately jump on a project tomorrow? He will be working under the supervision of an experienced COREN certified structural engineer/builder.

Location is Lekki Lagos and the current scope of work is reinforcement for Duplex first floor suspended slab and then to be followed by columns

Pls share with me if you have such someone already within Lagos that can be deployed tomorrow.

if it's using imported materials it gets as be boss,

The interesting part is I can use any type of material. The difference will be how I use it.

If a project is on tight-string budget, the job of a an experienced builder/contractor is to make things work and not to scare your client away.

There are few projects in my portfolio that fall into budget build category that eventually turned out great at the very end.

The owner of this project earn as much as N3.5m per flat per annum on her building since 2015. We simply went for good enough.

For over 5 years, she gets about N12m+ from her 66m investment.

I need expert opinion on shipping container house. I'm seriously contemplating on this and what are d possible costs when getting a 5 bedroom, 1 kitchen, sitting room with guest toilet and a small waiting area. Is it truly less costly than brick houses

I understand the huge risks and challenge of your business even when you try to do everything to make things go smooth and I can only give you few advice on how to avoid issues with your clients in the future.
The best we can do for ourselves is to equip each other with knowledge on how to become a better businessman. This is for those who have something to offer and not the wannabes.

I’d encourage you to up your game by working with reputable logistics company to handle your deliveries to other states.
The logistics company pays for damages if there are any issue with the product while it was being transported to your client. It’s comes at extra cost but be upfront with your client and let them make a choice.

Don’t take too much on yourself! You’re not a transporter and I’m sure you’re not equipped for it. Find reliable company to work with and make your client smile all the time.

I once paid 25k to transport a window from Lagos to Ibadan, the driver decided to load more package with the window and ended up scratching the glass. He decided to deliver it late at night when no one would see the scratch.

Buy a van if necessary to serve your repeat customers better. You’re doing well bro!

Shipping container might sort out your immediate need of accommodations and mostly used for emergencies. Zero values on it as time slips by as primary purpose of building is to get a value and Roi on our build ,i cant see such happening with containerized house except land value appreciation. Consider building a small 2bedroom en-suite than having container house .

Partially correct but misleading. Double glazing prevents heat transfer between the outside and the inside. Yes, heat generated inside will be trapped inside with double glazing but it's important to know that far more heat is generated outside by the sun than inside. So the aim is to prevent heat transfer from the outside while also trapping the cool air from AC inside and thus saving you energy costs.

It's good both ways winter and summer.

Off the top of my head I can generally say it is only better when a quick and temporary structure is required, else run away because:

Higher energy costs used in cooling during mildly hot season

Inhabitable in very hot weathers like in the core northern parts

Sensitive to plumbing and rain leaks which can rapidly degrade the insulation materials

Very low (tending to zero) salvage value

Circa 5years of stress free use before maintenance becomes an issue

Will add more when I settle down

Update:
Might need to differentiate between shipping container housing and Portacabins (portakabin tm and similar designs). The latter is just prefabricated steel homes which overcome some of the limitations of shipping container homes like dimensions and sound/heat insulation, but can be triple expensive plus usually greater trucking distances. Those dimensional limitations are fairly straightforward.

The standard containers are either 20ft or 40ft long. But the width and heights are fixed at 8ft & 8.5ft respectively. This makes them pretty tight after the insulation has been added except one opts for external installation instead, with the increased cost. Special containers with 9.5ft height are rare and expensive.

Furthermore, all the walls of a shipping container are load-bearing structural members, so any design that entails cutting out sections, needs some sort of re-inforcement.

The temperature difference between the controlled temperature inside, and the outside day/night extremes result in damp walls and molds similar to when using light coloured plastic overhead tanks instead of black.

Additionally is the health part. Containers are difficult to track around the world. Some have been used to transfer carcinogenic chemicals. Also they use industry paints that can withstand harsh sea conditions to coat some containers and those paints might contain toxic metals

Only LASPPPA is entitled to charge for development permit by virtue of Urban and Regional Planning and development Law 2010 Lagos State.

They came to my site, threatened hell blablabla.

I told them if they dare show up again, they'll be treated as criminals

My building is almost done, awaiting Electric fence and compound flooring.

They don't show up again

I thought am the only one written down every penny spent so far on my project . I guess it's necessary to have a cost price attached to one's build.

Hello house.

Please I need your advice on cost of plastering. I needed to dress the parapet of 4 bedroom duplex ahead of the roofing. I was handed a workmanship of 313,000 Naira.

When I probed further, I was told a partition is 7,000 Naira for "frame plastering". A total of 37 partition measured and it will take 9 days of work and two helpers for 4 masons.

The amount sounds outrageous to me.

Bosses in the house, kindly advice.
