I graduated in 2009 and completed NYSC in Feb. 2011. Having searched for work for 3 months after NYSC without success, I decided to take my destiny in my own hand. I headed to the school from which I graduated. With the money I was able to save from service and my knowledge, I established a computer business centre. In this biz center, I do typing (I had learnt how to type extremely fast when I was in sch), photocopying and printing, help students with materials for assignment & sometimes help in doing it, statistical data analysis & interpretations (first degree & Masters level),help in converting full research project to journal articles for publication in both national and international journals. Through these, I earn my living. From the money realised from the business, I bought a 120ft x 100ft piece of land in a local govt hqtr with appreciable number of university students population. I have about 4000 6' blocks, some loads of sand, bags of cement, and loads of gravel. All my savings went into acquiring these property & materials. I have 3 things in mind to do on the land. (1) to build a personal building (2) to build self-contain apartments for students/copers (3) to build office for my business. I seriously need advice on what to do having painted a picture of my background and the environment. I need advice from experienced people in the house on how to go about the construction of any of the plans recommended. Note that this involved "my life investment' as a self-employed graduate with no assistance (financial) anywhere. Thx |

My advise is not to build a personal building, I would look more towards student hostel, best you look at which out of the hostel and your business brings in more revenue and the least out going and go for that. |

If your land is truly 120 x 100, i will advise you divide it into two. Use one (Either 60x100 or 50x120 depending on the shape) for the hostel and also the office. (both hostels and office should be okay in pne plot. This way, you continue earning more money. If you then have more money in the future, you still have one plot to use for either your own house, or expanding your hostel business. |

k2039: The third option will give you the highest return.thx a lot. My business as it is puts a lot of pressure on me because I get more work than I could handle myself. Though I employ someone that assist me most especially in the non-technical aspect and sometimes do outsourcing. But the problem is that my clients always want me to handle their jobs myself but there is a limit to what I can do. That is the reason I'm considering making it an organisation that will employ trained people to do the job while I oversee/manage.Hence, the constuction of the offices. I actually don't know if its the best thing to do and how to go about it. Any advice? |

popsi: My advise is not to build a personal building, I would look more towards student hostel, best you look at which out of the hostel and your business brings in more revenue and the least out going and go for that.I actually have not carried out comprehensive feasibility study on the viability of the hostel business but all I know is that they charge between 35-45K per annum and the turnover seems to be higher than that of normal residential building perhaps due to relatively shorter lenght of stay of the students/corpers. |

Let say for about 5 self-contain hostel apartment. |
