Here's a tip: go to www.tolet.com.ng and look around. There are a few other websites like that. You can get a feel for what's happening as far as renting houses goes.

I don't know where you stay, but I'm guessing mainland. Houses on the island are REALLY expensive, even the one-room places. My suggestion is for you (and anybody else) to move CLOSER to the island or find an area that lets you get to the island easily, but not to the island proper.

Jakande is the name of a former governor of Lagos State. He built several housing estates all over the place, so there are several Jakande Estates. But I guess the one you have been told about is the one on the island. Anyway, where in Lagos do you plan to stay? Do you have family or are you already settled on renting?
