Hi Smart Folks, I have read that The Palms and Silver Bird Galleria attracts window shoppers while that City Mall has more buyers compare to the prvoisly mentioned two. How true is this? A friend (previous boutique owner) thinks renting a space and servicing it yourself cost so much and the stress associated with it is insane. Do you think a retail space in a nice shopping/commercial building in VI or Ikoyi, for classy boutique will be better than the Malls? Does anyone know relative estimates of what rent for a store in any of these 3 malls (Silver Bird, City Mall and The Palms) will cost? Thank you so much, this info is highly needed and I appreciate your repsonses in advance. |

D 3 different malls u mentioned have their different attractions. Silverbird The selling point for silverbird GALLERIA IS the cinema. 50% of the people who go there are heading for the cinema. Not as if there r no cinemas un the other malls but silverbird shows the latect films first. Citymall: The attraction for city mall is swe bar. Not like there are no hannngouts in the other malls. BUt people love swe bar compared to the other hangouts in the other malls. They play good music, the crowd is o.k, mostly working class and the prices of their drinks are o.k Palms: D attraction of palms is obviously shoprite. 50% of the people heading to palms are heaDING 4 SHOPRITE. Most people even refer to palms as shoprite. Its the biggerst supermarket in all the 3 malls. And their ppprices are o.k. u can get almost anything 2 buy there2. 1 Like |

80,000 to 150,000 naira per square metre per annual, depending on the location of the shop in side the building, excluding monthly service charges. Now depending on the size of the shop you need, the sizes of the shop ranges from 30 square metre and above. so for a 30 square metre shop the rent per annual will be between 30 multiple by 80,000 or 150,000 naira 2 Likes |

From my experience, The Palms and Silverbird Galleria do attract a lot of window shoppers, which can be great for visibility but might not translate directly to sales. City Mall tends to have more serious buyers, so if sales conversion is a priority, it might be a better choice. |

A friend of mine ran a boutique in VI and found that while the costs were high, the customer base was more consistent and willing to spend. It might be worth considering a spot in VI or Ikoyi if you want a more stable and upscale clientele. When I was looking for retail space in Prague, Robert, our agent, was incredibly helpful. He provided detailed cost estimates, highlighted the pros and cons of different locations, and negotiated better lease terms for us. Robert also connected us with local services for setting up the store, which saved us a lot of time. |
