It is good to desire good property with great return on investment if your focus is to buy and resell, however if your plan is to use as residence or to sublet out; then let us guide you with this tips:
Following are some of the documentation you must consider, I meant proper documentation which varies with numerous reasons, below are listed consideration:
firstly ensure you are dealing with company /experts that has reputation (track record may be consider too) with office where they operate and background check on them will help too.

1. Receipt of payment on the Property you want to buy
2. Deed of Assignment
3. Deed of Contract
4. Register Conveyance
5. Registered Survey
6. Certificate of Occupancy (C/O)

Note: Property you want to buy must have one to four of this document which can be verify by authorities one of those are the Ministry of Lands in the State the property is cited for authenticity, and the original owner of the property must be present to release all original document at the point of concluding the business, you can engage your lawyer or your agent for verification if you are most times busy.

Note: Not all property has all the six documentation, they differs depending on factors best understood by the owner or seller but as a buyer you have obligation to as question and verify the genuity before payment, in the case of Register survey and receipt you can equally verify and then once satisfied please close the business and enjoy the investment while it yield great returns.

Note: do feasibility study about the environment before choosing to buy for any purpose you may have in mind. Some location are good for you to convert the use of the property but ensure you get approval from appropriate quarters/ authorities too.
