thanks a lot Alhaji.....i am asking for subsequent projects...this one now...na sarra i take am do. They don't mind sitting there till your mixed concrete cakes. Funny enough, they started with strangers and nobody spoke, now indigenes are at the receiving end. That's after paying outrageous cash as development levy.

As a KOBO KOBO Builder, i can tell you guys that Quality is entrenched in knowledge. Quality to me is the amount of time one puts into the design of a project even before you move on site. Every details must have been planned out in advance. Quality don't have to be expansive but good stuffs do cost money.

You can wait on expansive item to go on sale before you buy and you will get the same thing an Oga paid x5 for but it may not be in style anymore or the same brand.

Branding is another misconception. I can buy a gucci shoe that is made of the same leather as other name that is not gucci. The only different is that nobody will be hailing me on the street but i will still enjoy the comfort of the material

There is a Subject call Material Engineering. It teaches the characteristics of different material and how best to use materials.

Therefore, Quality is having knowledge of material that is been used and matching it to the need of the end user perfectly.

If I might ask Sir, what constitutes "high quality" when the house has been roofed?
Is it the level of finishing or the price of furniture and fixtures the house gets?
I really want to know if high quality means expensive quality.

Let's take for an instance (for. 5bed duplex), if I do the following will it be classified as good and not 'high quality'?

1. Good plastering and screeding
2. Casement window and embedded burglaries
3. Simple but Elegant pop
4. Mixed Spanish and Italian tiles (not the overtly expensive ones)
5. Paint with Caplux or Meyer
6. Good kitchen cabinets (mdf) and wardrobes
7. Toilet fittings (mid price range and quality)
8. Iron rails for stairs and balcony.

Now if I do all these with 15 to 20m after building and roofing the house with 15m, it still doesn't qualify as "high"?

Pls my question is for educational purposes.

I don't think we can solve a mathematical problem without actually seeing the question!... A Comprehensive bill cannot be produced without seeing the Architectural Plan, Structural works etc. Construction "Gurus" too started with menial jobs like this b4 they became "Gurus".

bros the truth is, until u do the wood work, u might not get the accurate estimate u need to roof it.

You're very correct. A roof plan from the plans could be changed/altered on site by carpenters and builders and the assumed measurements tampered with, either higher or lower. That's why only a completed roofing wood work can offer near accurate estimates for roofing cover materials.

Unless you have very good painters, and personally inspect that they use masking tape to cover all fittings, I would advise painting before final electric fitting.

For instance, light switches, lamps, electrical sockets - all these things have two pieces: one is the box/holder that fits inside the wall (and typically is installed before plastering). I just keep all the covers aside in one place until painting is finished, then I go around and screw the covers on. Otherwise, you end up with paint all over your finishings.

It's a bit more effort, but I just can't stand the sight of blue paint all over a white light switch!

Do you have a picture sample of the rough paint or the name is called. Although graffitex is the only textured paint that is waterproof and a picture of it was posted here just a few pages back.
I can supply you Regal paint. my own brand and I can recommend a good painter to you.

pls if one intends to sell a house after roofing, which option is better and why.
1) selling it like dat in the block state
2) platter the external part be 4 selling

it's actually in vogue now again in high brow areas like I did mention then. It's not as if it was ever out of vogue really, it's just that the spread is low and the quantity needed high, so it discourages most people and makes is used by select few.
It is quite cheaper on the long run and maintenance free.
