I learnt something very interesting from a 8 units of 2 bedroom project done on a 360sqm plot.

Guess what? The building did not just meet all the setback requirements, there’s also parking space for everyone and and all the rooms quite large but a very small kitchen (1.2 x 2.4m).

I asked the owner why have a very small kitchen in such a beautiful house. His reply was shocking!

He said “I know my target market. They leave at 4:00am and return 11:00pm. They’d most time do all the eating before they get home. They need a place to sleep more than a place to cook.”

So I agree with you if the visitor starts getting too comfortable, he might turn to tenant.

The work is being done by a developer. I bought it off plan about 2 years ago at 36m and was paying according to an agreed payment plan. But along the line (late last year) they increased it to 45m due to increasing cost of everything. Roofing will commence before the end of the month.

Well, the Terrance are 5 in number and the 4 other owners decided to break away that room entirely and either add to living room or turn to an anteroom. But I left the living area is already big enough, plus that will turn it into a 4 bedroom instead of 5 (value decrease?). That's why I decided to leave it like that.

My advice to terrace Buyers: please engage a trusted engineer to help you monitor what the developer is building from scratch to finishing. Let him check even the designs before committing Kobo, honestly I am talking form unpleasant experience of some xlents that I am doing retrofitting for. If the house is fully built. Ensure your developer give you as built drawings, indemnity letter on the structural integrity.
One of the experience I have recently was on one of my client house a unit out of 4 terraces. The house is failing structurally and we need t provide retrofitting solution , then we discover that the developer don't even have the drawings anymore in their archive,, the structural members could not be located so the client has to pay huge money for ultrasound test, and lastly you need permission of other occupants before you can do any major structural amendment as the buildings a joined together. Avoid all this headache by being more diligent.

But when a wall crack on both side and it is wide at the top and tiny below it indicates structural failure of the.member the wall is sitting on. When the plaster on your columns or beams is cracking often then the beam is failing deflection or the column is buckling.
When a house is loosing it's balance and is becoming very conspicuous it is foundation failure as well

Thank you for the explanations Sir. I wanted to hear from a Nigerian perspective because I am monitoring a wall in my BQ.

Its doing like a V, the top is wider than the bottom, very small crack for course but visible enough to concern me. I've invited the builder to come and theorise before I call in a structural engineer if it gets any bigger.

How bosun is able to thrive in the construction industry is really baffling. Is it that it is a all Comers affairs with no standards and regulatory body to sanction quacks?

I may not be a doctor t own a hospital I may built an hospital and be just a chairman and engage a medical director and all professional needed. But above all integrity, and professionalism is very important.

LOL, interestingly one of them after they broke down the room, just yesterday said his wife said they have to put it up again. That she wamst aware of the decision her husband unilaterally took. After seeing our own, she said they just put back the room ASAP.
