Is it advisable or proper for a young graduate to sell his only inheritance ( a landed property) and use the money realised to start up a lucrative business?

I won't do it and I won't advice you to do it.
First, it is your only inheritance - honour it.
Secondly, there's nothing like a lucrative business. Every business has an equal potential to yield profit. Unless you are skilled in the business, take out time to learn the ins and outs.
Thirdly, source for funds from other sources. Nothing stops you from leasing the land, depending on it's location.
