I was once mislead with perfect estimation/quotation + sweet coated mouth Builder friend. Now am wise!!! Quotation/Estimation does not Guaranty quality. Some good illeterate/average educated builder may not give you a perfect estimation but can build excellently. While some perfect estimation/quotations are scam. A known Builder with quality job is better than a total stranger that poses as an angel. Negotiate on price reduction to less than 2.5m for a fair deal.

OP every workman na thief! Decking that building will cost you less than 1.8 million naira. Later these stupid people will come online to insult politicians when they are the biggest thieves themselves. Hiss

Just an advise, as a Qualified Cost Engineer, negotiate tge cost to N2.7m

1.Send Structural drawings with layouts to others to quote, from experience a lot of people quote without knowing what is entailed you might end up paying more when important details are omitted.
2. You can also ask a QS do an estimate for you to verify the quotation.
3 . also, ask anyone giving you a quote on the procedure he will take, numbers of mixers, labours and duration you might end up spending more on labour and time wastage.
4.Research on the materials well o, don't allow suppliers to supply @ night when there is a very high discount a lot of things a played down.

My thoughts based on previous experience.

1. Two similar buildings are not the same, the so called little difference in location and size can affect cost of the building significantly.
2. Most times greed and bad quality jobs go hand in hand.
3. At most you will get a 300 to 350K difference from a newbie to the site which you may have to pay for a new concern later.
4. Negotiate with your current builder for price reduction if the quality of his job so far has been standard and satisfactory.
5. Scrutinize the cost items on a line by line basis. Granite ? Iron ? (Type and Cost) Sharp Sand?
6. Try to supply some of the materials yourself if you are bent on cost reduction ( a couple of (trusted ) suppliers from nairaland exists -chekiaut,crib,HSL$broker,Xzevian etc). Validate their claims about honesty independently.
7. Avoid people who avoid open forums such as this to solicit for the job.

And in fairness to your builder, the quotes given by your builder for the materials are within acceptable contracts markups.

@ OP price of materials have gone up but i am not trying to justify the quote but i think it is near fair. My only concern is the quote for beams. I can asure you that if you knock off the quote for the beams, the quote is fair. Stick to your current builder and tell him to remove the beam side of the quote. Thnks

The quotation is not outrageous since there are for criteria to cater for like the beams most especially the secrete beams(drop beam)that normally has width and depth.

The only thing I fault in this quotation is the quantity of sand and stone. There is no where sand cost more than stone. And secondly you can't get 20tonnes of stone at 55000. The minimum u will spend on stone is 280-300k. Meaning you will need at least 1 trip of 36tonne plus 1 trip of 15tonne. You will need 4 trips of 6m3 of sand which cost about 12-14k each. That 320 plans will not be enough if the rooms are standard. Make sure all the major walls carry beams to reduce the chances of vibration. Hence, you should expect about 350-360planks. Cement estimate is in range. To cut the long story short, anyone giving you a quotation less than 2.7million will not deliver. My advice, bargain with the guy and let him handle the job cos he is on point.

What is your concrete grade? How many bags per cubic meter?

...no it will cost him lots of money dat way..because the carpenter must put his own share ontop any quotation he wil bring ... the same with the iron bender whose own will be worser than the carpenter ...HE SHOULD GO DIRECTLY TO THE SELLERS AND NEGOTIATE WITH THEM..SOME SELLERS WILL EVEN HELP HIM TRANSPORT THE GOODS TO THE SITE...LIKE I DO AT MY PLACE..
