Abeokuta is a very ancient city and one of the oldest places in Nigeria.

It's old feel and structures have been preserved over the years with most of its buildings over a 100 years old.

Its a bad thing when you cant afford it and have to live in the numerous slums around Nairobi

Lack of proper housing has little to do with property prices. It's more income or poverty question.The only way to avoid slums is perhaps for gov to get into housing and subsidize the cost of housing. Otherwise like everything - housing, food - etc - slums - are reality in 3rd world countries - including South Africa.

But most of your country's urban areas are essentially a slum. So in fact deliminating what a slum is and what isn't - is just not possible in most West Africa cities. That is why your properties are so cheap like in Kenya slums.

I call them Slumpolis.

Here is picture of Nairobi - you can see the slum and non-slum. You don't expect properties in Nairobi to seriously cost the same as Ghana slumpolis

In some instances it is a good thing. Especially if you are an investor in real estate in a rich economy.
But in a poor economy, it is not a good thing as many will be driven to live in slums.

A City with Slums versus a Slumpolis.

A city with slums like Nairobi, New Delhi, Cape Town, Jakarta, Manila, Joburg looks like the picture below.

The city tries very much to avoid SLUMILIZATION of the entire city into a WEST AFRICAN hodgepodge. It of course impossible to have a city without slums when many people are poor.

Yes, the properties of a Slumpolis will become cheaper because the city is now a slumpolis - so you can expect depressed prices forever - and you get into an impossible situation to correct.
And perhaps only way is to build new cities from scratch od demolish the existing once completely - by nuking them.

West Africa cities are slumpolis....and yes property prices are very cheap...because most of the city is rat-infested cesspool - and no sane property investor can throw money in there.

That is why they are ever building "new" cities. The existing ones are impossible to fix.

Now to fix the city below - that like Nairobi - slums occupy only 2% of the land size despite housing maybe 1 million people - is VERY VERY EASY.

At last, IMF listen to the cry of uhuru ....78 billion shilling will be landing on Kenya central bank account soon. . Kenya demand for 1.5 billion dollar but she get a half of that cash. I am sure IMF is trying to be careful here.

The property prices in Kenya are 10X more expensive than in South Africa.....does that mean Kenya has better infrastructure?

Two things. 1) Lack of economies of scale - kenya housing went informal since mid 90s - and 2) most property investors have to provide infrastructure too - build sewers,water and roads.

I think we can sort the first one by allowing pensions funds and gov to move back into housing - and deliver mass houses cheaply. We are working on that - affordable housing.

The second one is also happening. In about 6yrs - we have doubled our paved roads from around 11,000 to now 20,000kms. We are also massively investing in water, sanitation and electricity (one world fastest electrification).What is pending is just to get light rail or metros - at least in Nairobi and Mombasa.

So in the medium term - we might see property prices cooling down in the few areas of Nairobi - and increasing everywhere.
