Forget Bariga and Mushin if you love yourself! My brother once lived in Bariga and the house was robbed consistently! Thieves will steal his bicycles, open his nets , pick phones, steal his generator. The money you think you save on rent in transport is spent replacing stolen items. What of insecurity? Area boys will fight at will with guns! Is that an area you want to live? That is an area you w to raise your children? All above apply to Mushin. They are no go areas!

Don't make mistake oooo. There are nice area in Bariga. However, they are expensive and so not affordable. Same for Mushin

We that are living there nko, don't we have peace, people judge from news they hear which are not true most times.

which baruwa are you talking about? if it is the one i know after abesan estate then you obviously sat down in your room to compile this without any form of investigation? Baruwa is not by any standard cheap

In as much I concur to your assertion here, but with the last one which you tagged buruwa as the cheapest. To me it is not true, even in ipaja, a mini flat is between 120, 150 and 180k depending. In a nutshell, Baruwa is not cheap as you claimed.

A 2bedroom flat in Okota ranges from 300k to 400k. However, some may exceed that price. Okota is averagely a good place to live. It is secured and it is quite affordable. Check out this link, you will find something you love

Most people earn their salaries monthly. It makes no sense looking for a full years rent when you aren't paid salaries yearly. These simple things are part of the motivation for corruption in Nigeria.

If you just got a job earning 200,000 monthly, you cannot even save 500,000 Naira in six months to rent a house talk less of the associated costs of furnishings, generator etc. And that's supposed to be a good enough salary.

Nigeria is one of the few countries in the world where people pay year rents and I wonder how salary earners cope with these. In many cities globally, you can even pay your rents weekly.

OP remove Baruwa from your list and replace with Igbogbo part of Ikorodu, a 2bedroom flat there cost 150k while in Baruwa a 2 bedroom cost 200k.
Baruwa has close proximity to Ikeja but Igbogbo side of Ikorodu is close to Ogun state.

Thanks for your observation, but I am considering transportation as well. You will spend 50% of your salary on transportation if you live in Igbogbo. Depending on how much you earn and where you work sha!!

Thank you. I was expecting people to mention Egbeda, no one did. Till we speak, U can still get a 3 bedroom flat in Egbeda for 300k, all ensuite. A husband's colleague got his last month for 280k.

A Mini flat can never be 800k in Bariga haba even if it's a new house.

I have a list of properties in Bariga, Somolu axis but there is no mini flat that costs 700K only standard 3 Bedroom flats costs that much. you can even get a mini flat for 150k: Check them out here

Weekly payments or monthly payments Nah...

Landlords request for yearly payments to secure their investment and occupancy.
Most Nigerian tenants are not trustworthy, very deceptive.
I am talking from personal experience.
Before you know what's happening, the will go to court and start stalling their looming eviction

Abule Egba, and Egbeda are also relatively cheap, but Ikotun and Igando are a bit far and there is a high tendency of encountering traffic if you don't leave your house early for work.
