2017 saw a huge increase in the awareness of Nigerians with regards to the real estate sector. There's been a tremendous increase in the amount of real estate agents, developers and even prime properties. Yet with current development, we only find many more persons (both the young & old) interested in the real estate sector. So there's been some improvement in Nigeria's real estate sector. Albeit it might not be so conspicuous, but its noteworthy. For those of us who still don't know how the whole real estate investment thing works, I'm going to be explaining it all with respect to the Nigerian real estate industry. How Can I Invest In Real Estate? First off, I think its expedient I mention the fact that REAL ESTATE INVESTMENTS aren't GET RICH QUICK schemes. So you must be ready to work and wait. The sector of the real estate industry you want to invest in totally depends on you and your capital of course. Here are some of the Areas you can invest and make your own money in Real estate. 1. Land Flipping: This entails buying a land and quickly reselling it for profit. This is one of the smartest investment in the industry and requires no effort whatsoever. Just your money and knowledge and you are good to go. You will need substantial amount if you want to make hundreds of millions but you can start small by buying just one plot and grow to buying tens of plots and acres of lands and keep selling. 2. Open Space Leasing: This works in a simple way. Buy a property in a good location and lease it out for temporary use. You can lease it to religious organizations or business that want to develop a makeshift outlet such as a church, car wash and mechanic shop. They'll be paying you monthly rents while the property still appreciates and in the future, you can sell. 3. Real Estate Agents/Consultants: This one is the easiest of them all. It is not investment per say but service rendering. How it works? Go round and look for properties to let and for sale, or you could register as a consultant with estate companies (some are free, some have cheap registration fees, others aren't), advertise and secure clients for the property owners. You will be paid percentage as commission base on the amount the property is sold or rented. You can start with little or no money and if you are smart enough, you will grow to become a giant realtor. 4. Property Development: This is where the OGA's in the industry are doing their stuffs. They acquire properties in prime locations, develop it into premium apartments or even commercial structures and sell at a very high profit margin. If you spend N300 million to develop a property, be sure you are going to sell for almost twice that amount if not more. 5. House/Office Rent: Build a house, put it up for rent, get paid all year round and probably for a life time. That is exactly how this works but watch out for detailed articles on this soon.
