.For instance purely budget neighborhood such as Agbowo, Orogun, Ajibode have long befitted from thier proximity to the premier university ...UI.Because of these areas closeness to the citadel of learning, HOSTELS have been runaway success. According to a 2013 PUNCH Newspaper report, UI has 22,000 regular students and another 17,000 in the distance learning mode with ONLY 7,000 bedspace on campus, leaving the rest students to thier "fate" as per accommodation. Astute investor have continued to fill this "gap".

A new phenomenon is now gently evolving in some middle class neighbourhood with hitherto low rent income earnings . OLD IFE RD, LOYOLA, YIDI, FAGAMILA and environs which are hitherto low budget /inconsequential middle income area have recently being enjoying UP BEAT in thier rental income tractegory. Their " source " has been no other than NYSC Sectariariat at AGODI beside Ibadan North East office GATE . These Neighborhoods are less than 5mins drive and equally trackable distances to NYSC office thus making them attractive to corper members. The compulsory THURSDAY weekly ritual of CD at the Secretariat also endears corpers to locations nearby to NYSC office.

Conventional 3br Flats in these areas are gently being converted to "single room self contained apartments" because of unrivalled high demand from female corpers ! .With the NYSC churning out 2 STREAMS every year, with each stream having batches A & B the demand for accommodation in these neighborhood (especially) from female corpers has been overwhelming !. In some apartments, there is hardly any "void" period....as soon as one corp member leaves, another is parking in. ln people at NYSC are always "helpful" in introducing newbie corpers to such nearby accommodations.

Until the FEMALE corpers onslaught, a 3br flat goes for about N120 -N150k pa in these areas, but with corpers evolution converted single room self contained apartments now command an annual rent of N100k pa !.... The maths is mind blowing !. What these translates to is that a block of 4 units 3 bedroom flat commanding a gross rent of say N600k pa has the capacity(if well done) to scale up to N1.2M....an increase of over 100% !. The increase is not the only CATCH, but the continuity of such increase " batch after batch" is what is most attractive. Please dont be fooled that the NYSC is paying a paltry sum of N19,000k/month, a lot of these "sisters" don't live on NYSC slave wages, they other " sources "!.

If the Government does not scrap the NYSC program, you can be sure you will continue to be your bank manager's best friend as regular income will continue to flow uninterrupted to your bank account. Therefore next time you purchase a property.(land or building) along the Old-ife road, Loyola, YIDI, Fagamila, idi ape corridors, look at it from the female corpers lodges i.e tastefully finished single room self contained apartments or 1 bedroom apartment having a mini living room and your will never REGRET it..
