The Registration of Titles Law, Cap. 166, Laws of Lagos State, 1994 (presently Cap. R4 Laws of Lagos State of 2004) [herein RTL] requires titles to land to be registered as first or subsequent registrations. The major purpose of this law is for the State to guarantee titles that have been investigated and then registered by the Registrar of Titles. As soon as this has been carried out, the entries in the register makes it a sufficient evidence of title for any prospective purchaser dealing with the land to rely on and find out if the vendor has the right and title to see the property and to also if there is any incumbrances that's attached to the land or not. This makes it easier for the Vendor to avoid constant repetition of proof of his title on every purchase of his land.
