To the landlords out there, there are simple tricks to dealing with tenants problems. firstly from experience i have discovered that tenants are very reluctant to pay for security, waste disposal, electricity, they also like to deface the house and refuse to put it back to a rentable state when leaving, etc etc. You have to go a step ahead of them.

firstly let them sign a proper agreement prepared by your lawyer. Pls dont be so greedy to demand more than 1 yr rent, that way you will be able to eject him if you are not satisfied with his tenancy, infact within 6 months you should know who he really is.

For issues of monthly payment- electricity, waste disposal, security, let him pay in advance all fees so there is no issue of not fulfilling his obligations.

For misuse of the property, let him pay you a refundable caution fee (whatever is fair). if he is leaving the property in an unrentable state, all you do is to repiar whatever is gone wrong and give him his balance, (make sure the caution fee is reasonable and can fix almost anything that could go wrong).

It is important that tenants use our properties as they would use theirs. Pls landlords comment
