HIDDEN CHARGES.

So many people want to own an estate land, but they believe there are hidden charges.

They will just tell you, I do not want to buy because the price you are selling a plot is not the total amount I will eventually pay.

Am sorry, but it's not always the way you see it.

There is nothing like HIDDEN CHARGES when you but into an estate.

What most people call hidden charges are spelt out to you before you make commitment in the first place.

Again, when you buy land from the locals, these charges apply too.

Below are the charges attached to the cost of the land.

1) DOCUMENTATION FEE:
This is the fee you pay for the processing of your land documents. Some locals call this "Legal Fees".

Documentation fee is paid whether you are buying into an estate or not.

If you already bought a land from the locals, you will agree with me that you paid money for documentation or legal charges.

2) SURVEY FEE: When my dad bought 2 plots of land about 15 years ago, he called a surveyor for execute the survey.

The survey fee you pay for the land you bought actually goes to the government.

The survey documents contains Your name, Personal details, Land Coordinates, Location, size and other land information.

In Lagos state, the Surveyor-General's office takes care of this.

3) DEVELOPMENT FEES:
This Fee is what differentiates an estate land from a land bought from the locals.

Estate companies charge landlords this money to provide the needed facilities that will make the estate comfortable for you and yours.

The facilities to be provided includes:

Gate house
Perimeter Fencing
Drainage systems
Electricity
Green Areas and recreational facilities. E.t.c

This development fee is the only fee you do not pay when you buy from a Local.

But come to think of it, this development fee makes your property appreciate faster because of these amenities.

Again, if you buy land in an estate for rental purpose, your tenants will gladly pay the necessary because of what they will enjoy too.

On the other hand, let's assume you do not buy land from an estate firm and decides to buy from the locals, the Village Youths have a way of making you pay even more than the development fee which you didn't want to pay in an estate and yet, no infrastructure will put in place for you.�

They come to disturb you when you lay your foundation.

They also appear when you want to so your decking and even when you are roofing.

When you make all these payments, you would have paid more than the development fee���

Again, there are possibility that you will buy land from Local Scammers too.
