so why dont u approach a bank then if it is genuine and u have a collateral?

They dont want to approach a bank because the bank will take steps to verify the genuineness of the collateral being offered and all other details and they will bear the cost of the investigation done by the bank.Then the bank will take a legal mortgage on the collateral to secure it in their name against the loan facility to be able to sell and recover the loan in case of default.
An individual they seek to attract on this forum may be gullible, ignorant of those steps and just hand over the money to them while the collateral offered may be just be on paper.He may realise much later that he cannot sell it even if he has to, to recover his money.However an individual giving out such money if he is wise and smart must engage a competent lawyer to verify the status of the collateral and handle all the legal issues to be able to sell and recover the money in case of default.
