I plan on building a two Storey hotel on a campus area. Apart from the University in that area, that place is pure village. The thing is that the land is located on the major tarred road of the university, just along the road. What do you think? Do you think it will be profitable. The thing is that I don't want to build hostel cuz it won't give me fast return on my investment. What do you think guys?

But if u need have hotel , make sure it will have chalet (per hour rooms)

Hostel will give u faster Return on investment. Cos students will always need a place to stay all year round. Maintaining a Hotel is not easy, u have to deal with constant maintenance to maintain a standard. You have to always provide constant light, and u and i know what the price of diesel is. And according to you the location is village setting, it is only Christmas or celebration period that u will see customers.

since it's in a rural settlement, hostel is the sure bet or business shops for printing, sales, joints etc

You may consider the hotel after answering the following questions:

Are there other hotels in the area?

It will have to be a low budget hotel, your must expensive room should not exceed 5K per night otherwise it may be difficult for you to exceed 40% room occupancy rate at any given time. Is this fine with you

Your best periods will mostly be during school occassions such as convocation, matriculation etc

If the students of the school are the rowdy type they may damage your property anytime they go on riot. Are you ready for that?

If the electricity supply in the area is poor you would always have students always wanting to come to charge things or iron clothes in the hotel. This will put a strain on your generator

For the ironing of the clothes, I will put measures against it, that isn't a problem. It is only one hotel I know of in that area.

You need to be ready to accept the additional costs that will come with it, there is little you can do about them.

Nigeria is a very corrupt country therefore if you ask your security guard not to let students in as you as you leave he will take money form them and let them in.

This is exactly the same thing that is happening with the lockdown situation in Nigeria; the government has instructed security personnel to restrict movement but instead they are taking money from people at the checkpoints on the expressway and letting them pass.

As for the riot thing if you have a group of about 300 or more rowdy students who are marching to protest an increment of N1.5K in their school fees and they decide to start throwing stones to destroy everything in their path their is very little your security officers will be able to do to stop them
