You must have seen excision in process under the title of some land land fliers or advert. What does it really mean? You will find out shortly just keep reading. An excised land is a land that has been released by the government to the indigenes of the area who originally owned the land before the government acquired it. This means that the land is no longer under government acquisition and processing of C of O (Certificate of Occupancy) is possible. In simple terms, excision is process can be defined as a series of stages in which the owner of the land takes in order to get the land excised. There are about 14 stages involved which can take months to years to be finalised. Back to the question is excision in process a fraud? No, it's not. It shows that the owner of the land has begun the excision process which can take time as stated earlier. You can purchase a land with an excision in process title after you must have done your due diligence and made sure the land is free from acquisition. Yes, there are people out there to defraud you who use this title that is why it is always advisable you gather all necessary information before you make any commitment. Not everyone is out to defraud you so, don't be too quick to judge. Most real estate companies sell lands with deed of assignment, registered survey or excision in process title because there want such land to be available to the general public. Everyone can't afford N6,000,000 or N10,000,000 to get a property with an excision or C of O that's why most companies sell lands with deed of assignment or survey in order so it can be affordable but the company has the obligation to perfect the title.
