What's even the essence of this news??! It's not like they will demolish the structures (Which ought to be the sole action to take). They will merely make all the noise, act like they are working, collect bribes, and the buildings will be reopened when all the media scrutiny fades! If we truly want to enforce the law without exceptions, almost 40 percent of buildings in the whole of Lagos will have to be demolished!!! This is not up for arguments. 1 Like |

My advice to Lagos state Government on Building Approval 1. Crash the time taken to approve a building to 72 hours!!!!! Now you can Approve a building for 12 months. 2. Make the Requirements for Approval to be Complete Drawings sealed by Respective Registered Professionals plus Authentic Land documents. Remove all those very many other irrelevant things that you ask for. 3. Have a simple lower Approval fees. Because as it is now, to approve a simple building can run into millions. For God Sake the building owner is contributing to the GDP and increase of value of the state, and reducing unemployment by doing that project. So why charge him or her to death? 4. The Last Advice is for Approval process to be contracted to Private Consulting Firm. For instance in every LGA, have like 5 Firms with atleast 15 years of operation. For instance I find it always insane to carry my Structural design to Approval Office and a boy who was still in Secondary school when I started Structural designs to be scrutinizing it. Most times they dont know. So they tell the client "We have someone that can redo all these drawings from scratch. If our man does it we will approve it fast fast". There are good folks there but they are in the minority. We need the Approval process to be given to private firms that can run their Architectural and structural and Mechanical and Electrical analysis within 3 days then stamp "APPROVED FOR CONSTRUCTION" on ut at once. Or highlight the errors to be corrected. |

If those properties have been there for a cumulative period of not less than 15years and the state government acknowledged transfers of legal title and unexpired interest in the land/ building after it has been erected, collected ground rents, tenement rates, and ancillary payments, it is deemed to have acquiesced and have lost the legal right to complain. It is their express duty to ensure buildings are erected in accordance with the approved building plan. It is my opinion that the state government is, therefore, caught by the equitable principles of laches and acquiescence, and cannot, therefore, be heard to complain of any infractions, except for those that built without building plan. Even those person still hide under the doctrine of laches and acquiescence if they have been paying their levies. People should learn to fight for their legal rights. In this circumstance, the government can only compulsorily acquired the erring properties in accordance with the provisions of the Land Use Act and pay the necessary compensation or leave them alone.
