@ ADEBYTE I did not say the bricklayer will do the plastering in and out for 3k ooo --- LOL!! What I meant is that, his workmanship for a day job can be 3k or sometimes 2k5 and for a days job, he can plaster a full 12 by 12 room(ANY BRICKLAYER WILL DO THAT) Then he will needs a labour that will take 1500 for a days job(I dont know if you can get a cheaper labour. But here in Ikorodu, its 1,500 for labour). But then, a labour can serve 2 bricklayers. Also, I will send his number to you shortly, NOTE: If you wan't to get a very good pricing Just try to act like one who has been into constrution for such a long time. And that you have other houses that you wants to do the plastering. That if his prices are reasonable, you can give him some other jobs!!! OR Tell him you can pay him around 7k to plaster the inside of 2 rooms. That will bee the foour walls of 2 rooms PEACE!!! |

I was at the welder's place today, and to confirm again te design of the burglary. He is through with the framing what is left for him is to put the designs in it which will take about a week or so. The welder is kind of fast. And again, the bricklayer is still on the matter BROS Also, today I gave my plumber to go and buy me a pumping machine(sub-masible) and its going for 25k. And I gave him an extra 1k for transport!!! Making it 26k. He needs it to test the work he has done so far, so that we can be sure the pipes has no leakage. We will do the test next week. Lastly, The electrician I employed new corrected so many errors done by the last electrician. Anyways, He is kind of through with everything for now. NOW WE ARE ALL WAITING FOR THE BRICKLAYER |

ACL: What makes you think I wouldn't? The Architect Number: 08023354542 I did it for 160k The duration was close to 3month. I believe you can do better with the pricing!!! But that was the best I could get it. And for the casting, I don't really know the name But the other type that Oceanic bank uses is called: Gutter roof So I call mine the gutter roof thing! lol |

@all, I have completed all works for this stage. I closed down the site after todays job and called out my whole workers to relax in my office and share a few glasses of wine. It was a very happy gathering. We shall start the decking in 2 weeks time. All other things are completed. |

i have paid off the labour costs and even calcuated the refreshment for today and they all totalled to N18,800.00. Add this to the previous total of N952,400 and the whole totals for this stage before the decking will be N971,200.00. |

@spyder: How and where do you guys get this deals from? I always call my brother and my contractor every single day I log on here. Even though am building a bigger/commercial house (4 flats), my prices and quotes are ALWAYS more than your guys own by FAR (times 3). The break down I received today for my own decking is 1,550,000 naira without the omo onile money oh. *Rods alone came up to 603,000 naira (189K for one and half ton of 12mm, 280k for 2 tons 11mm, 94,5k for three quoter ton 16mm, 35k for quoter ton of 8mm, then one big role of banding wire or whatever that name is 4,5k. *200 bags of cements 420K @ 2,100 a bag. *one trailer granite delivered @ 120k ( I still have some left) *3 tippers of sand 132K @ 44k *water 15K *labour 100K eventhough I promised another 10k after the job. *welder *60K *100K just in case more material is needed. I was advised to rent the woods for the decking work which I paid 250k. They bring the woods, nails, do the carpentry work and take it down when my decking is dry, all included in that price and they should be done by tomorrow. please folks let me know if anything on this list is way out of track as in price. Doing the decking by monday next week and this project is in Lagos. |

I felt it was too much too but at the same time cheaper than paying about 370k for woods @800 a piece, buy nails, transport them to my site and 70k for carpentry and at the end of the work I might not even get 100k reselling them. The house is two flats of one 3 bedrooms and one 2 bedrooms and the 2 bedrms is as big as the 3 bdrms. What about material prices? sound good? |

@ prince-onx, actually your house is much bigger than mine. My decking covers only two rooms and a kitchen, plus the balcony and small passages. There is going to be a void on top of my sitting room and another void in front of the sit out outside. Mine will be a very small decking and a friend who saw this even told me he can do this with N500k! Also remember that Enugu materials are much cheaper and labour costs are nothing to write home about. A tipper of sharp sand here is N5k and a tipper of gravel is N12k. |

Spyder, well done, I was of the opinion I would be able to beat u on price considering the fact that it was outside Lagos. perhaps ur experience in building is paying off, since this is not ur first unlike many people here. my plan is currently a 2 bedroom flat of 3, specifically designed not necessarily for me to live in but to get small pay (rent) when completed. right from paying the community fees, to the level of German floor which I proposed earlier, I have spent roughly N750k with about 30 bags of cement left for the German floor. (10 bags for each). Suffice it to emphasize here that the dust granite really worked well for me on the foundation. that stuff is solid and works well on concrete. No need adding sand, just mix with cement, add water, thats all! I hope to use this all thru for the lintel and pillars, I enjoin all intending to use this material, its good! Thank u Spyder, Brabus , U r alone and all that I picked one or two ideas from on this thread, una well done |

I think this breakdown can do my decking; 1x12x12 planks 100 x 750 = N75k 2x3x12 poline 50 x 250 = 12,500 bamboo sticks = N5k nails (assorted) =15k rods (all types) =140k sand x 3 trips =15k gravel x 4 trips =48k cement x 70 bags x 1900 =133k transportation =20k labour for carpenters =60k labour for iron benders =25k labour for pouring =35k engineering supervision 15k entertainment after the decking 5k A total of N603,500.00. This is just the estimate, but I think it will cost a lot less, I was just being generous with this estimate. By the time I get down to the field and wear my haggling cap, prices will tumble. I will negotiate like a mad man and even go out to meet new suppliers and workmen. This decking must be done with N500k or a little more. |

@ kuntash, happy to know you are rolling, I also have some materials left from my last stage, there is one and a half trips of sand, a trip of gravel, around 80 blocks, 2 bags of cement, 15 pcs of poline, bamboo sticks and nails all remaining. It will be useful in the next stage. Only that you have not shown us some pictures. |

with the colour of the earth dug out, one can easily identify the location of this project, thats d only place u have such colour in the world, ( I stand to be corrected O!) I asked the site engineer why didnt he dig deeper, he told me the solid earth was found easily that the area is solid enough, also considering its not a storey building, , but the ground was really solid and the powdered granite added to the toughness. |

@ kuntash, you're the man, carry on jare. The thickness of my decking will be 6 inches but I cannot immediately know the sq mts except I check later. Its a small house as only two rooms will be decked with a kitchen dining and small balcony. The sitting room and sit out will be left void, saving more money. |

Pillars are very essential for your house even you are building it on a rock, please add some pillars to it at least. Even if you can afford granite, use gravel. If you can't go for a storey, don't manage instead go for the bungalow. Don't think once your house is complete it can't have some faults in the future o it can begin to hav cracks and tears and the decking will begin to fall off this may take 15 years. But it will surely come to pass.

Anytime I feel like laughing, just turn to this page and have a few rolls. Nothing do us jare, all comments are welcome, even if they are dripping with heavy ignorance. I didnt tell you guys, my grandfather built an upstair around the 1920s with nothing but mud! The all gummy Enugu mudcake for chrissakes! Then there was no cement in the village, and, wait for it, the house is still standing intact, whenever I travel to the village again, maybe for xmas, I will take the pictures. I am not against anyone who wishes to waste money, in fact, you can do your decking with N20 million, why not do a Gaddafi bunker instead of a decking, its all allowed. But for those who havnt built even a foul house before in their lives trying to advice a real estate investor of 15 years, its laughable to say the least. I will do my things my own way, and be proud to show what am doing, anyone who dont like it should feel free to say what exactly they dont like, and not make sweeping statements that will do nothing to expose their jealousy for good money managers. Some people will do this same stage of my house with N4m! That is wasteful, and I didnt make money by wasting money. |

If so, why you no build this your house with mould atleast you sure go save lot of money!!!! When you say cement mixing is 1:12:12 I just sit back, quiet and they wait make you do that mixture for the decking!!! lol!!! And leave all those stories about good managements you are not building with all the best materials. To you the best is a waste any person with experience on building that has the money and wiliness to spend it, don't build with gravel.
