Investing in a business with zero capital does not mean you don’t have cash. Those who use the strategy of zero or little capital are business people who use Other People’s Money (OPM) to Invest. Every business requires capital and real estate business is not left out. The title “real estate” can be scary each time it is emphasized probably due to how capital intensive you assume it is.
However, there is a possibility of not using your money before you can invest. In other words, you can start your real estate journey without using your money. Several real estate tycoons today once started with zero capital, but knowledge set them apart.
This article will show you a step-by-step guide to real estate investment with zero capital. It doesn’t matter where you are or how much you have now, you can always begin. If you are resourceful, you can always find the money to invest.
Become An Affiliate Marketer
This is the fastest way to start your investment. Affiliate marketing is the method of earning a fee popularly known as “commission” by promoting other people’s (or company’s) commodities.
As an affiliate marketer, you don’t own a real estate company but partner with one and sell their property. As people buy through you, the company pays you a rewarding commission in return.
All real estate companies have their commission structure and they pay well. However, you need to do thorough research about any company you want to sell for as there are lots of insincere developers out there.
Joint venture
Another way to invest in real estate is through partnership where two or more people come collectively with the purpose to obtain properties, wait patiently for its appreciation and eventually sell to share the profits.
In this case, you probably might not have the financial capacity but be the idea-giver of the investment plan among the group.
Build a Social media Page.
Social media platforms such as Facebook, Instagram, LinkedIn and Youtube are useful tools for real estate marketing.
If your page is loaded with useful information and you run paid ads with the right target audience, you will get followers who will buy properties.
To create a social media handle, it cost zero capital and with as low as $10, you can run ads that will generate thousands of impression and also give you quality leads.
Do mortgage payments
If you are fascinated in investing in a piece of real estate but you can’t afford the down payment, offer to take over the mortgage payments in exchange for the deed.
Use family or friends
If you have little or no money on hand and you want to make a real estate investment, borrowing money from family and friends is another option. Be sure to write up an endorsed promissory note with payment due dates and adhere to your promise.
Real estate investment is not just a game for the rich. The rich you see today were once impoverished, but in their quest for achievement, they started with the limited resources by investing in smart places that will add value for their property.
