In order not to fall prey into the hand of scammers, there are certain property documentation facts you must know to detect fraudulent activities among land grabbers, agents and developers. When it comes to buying of landed properties in Nigeria, many people have fallen victim to it. I, therefore, think it would be prudent, before buying any land, to write down some of the facts that prospective buyers need to know in the Nigerian property arena. Personally I really feel sorry when I get to know that someone has been scammed in real estate, which is due to properties purchased on the platform of deception. This has prompted me to reveal some of the facts that many agents are hiding from you. 1. Is the Property Gazetted by the Government? This is a document that records and states the areas the government has willingly given to the family and community to sell and that the government will not acquire it for what so ever reason except it duly notifies the world. Does it have a Survey Plan? This is one of the most important documents you must ask for, from the start; to any agent/lan grabbers, or family that intends to sell a land/property to you. This survey plan is what you will take to the Land Bureau (office) and do a geographical search first. 3. Does it have The Deed of Assignment or Conveyance? This is the second most important document you need to do a personal search. A deed of conveyance or assignment traces the history of how the property or land has reached the present owner till date. 4. Does it have Certificate of Occupancy (C of O)? A C of O is the officially recognized Land Document for demonstrating Right to a Land. It is a Land Document given by the State Government which officially leases any land under the state to the applicant for 99 yrs. As previously known, all lands belong to the Government. Does it have Deed of Lease It is also known as Governor’s Consent. This land document is obtained whenever you buy land with C of O.
