A home inspection is undergoing a walk through of the home and preparing a report that outlines the home’s major features, their present condition, features in the home that needs urgent attention and what will require maintenance after the new owners move in.

Inspection is a very crucial step in property acquisition, be it a home, land, warehouse, etc. It is a step that makes both buyers and sellers uneasy. Everyone involved is eager for this step of the acquisition to go smoothly.

The electrical components are one of the hardest to examine and evaluate, therefore it is of utmost significance to have an idea how a home electrical system works to be able to carry out a proper inspection.

Here is a breakdown of things to check:

INSPECTING THE HOME’S EXTERIOR

Check for cracks in the foundation, in the base of the wall or the ceiling
Check for available drainage system designed to carry water out of the house.
Also check if the gutters drain properly.
Check for traces of stagnant water in and around the house.
If there are water storage tanks, check for any leaks in them.
Check for evidence of termites or wood eating insects.
Check if the painting of the house is fading or peeling off.
Check for patching in the roofing of the house.

INSPECTING THE HOME INTERIOR:

Check for evidence of proper insulation (make sure there are no wrong or faulty connections)
Check and make sure there are enough outlets and test all electrical sockets and outlets.
Check for stains or damaged flooring and see if replacement is necessary.
Check the windows, doors, toilets and ventilation system for any malfunction.

INSPECTING THE PLUMBING:

Check for any leakages, rust or visible damage in the pipes.
Check if the water pump works.
Check for any abnormality in the pipes that might affect water pressure.
Check the cooling unit for any issues.

INSPECTING THE ELECTRICAL COMPONENTS:

The electrical systems of a property are another crucial aspect to any home inspection. The list below will help make sure you are covered when meeting with an inspector:

Check for exposed wires.
Check and make sure cables are secured and well shielded.
Check and make sure the fuse and other electrical components are working fine.
Make sure you are able to locate the service panel and call for an expert to inspect it thoroughly.
