I'm planning on moving to Ibadan this December, or latest January.

My budget is N80,000 (but I'm willing to raise it to N100,000) for a nice self-contain. By nice, I mean something that has the following --- water, tiled floor, painted room (if possible textcoat), wardrobe, and every other sensible things.

So I want to know if this budget will be okay. I'm more interested in the words of people who are not agents, because I don't trust these so called agents.

Or if you think that budget won't be enough, do you know of any area where I can find such a self-contain?

Hello there, for that amount, you should get a decent self contain at New Garage ( it could even be a new apartment)... New garage is very close to challenge.
