Are you aware that quit notice takes effect after 6 months? And during that period of 6 months you are not to collect any rent from the tenant?

It was made some few years back when they made law against 2yrs rent.

You are entitled to six months only if you are a yearly tenant. Otherwise three or one month(s) as the case maybe.

The problem is when landlords issue a quit notice in the morning, they expect you out by evening. Where is the sense in that? As if I'll be living under the bridge and contacting housing agents from there.
and you think you won't pay for the 6 months you stayed. Lol. You're un informed

You don't know we're police station is, see except there is something extra going on, if not why will she not collect it, and besides is her rent expired, and the normal three months extra gone already, these are things to check, so if it's a matter of giving her time according to the law, if after then she still refuses, call the cops on her. No time at a time to waste.



Secondly, you could slip it through her door post, when she comes back its in her house she would read it, or you paste a photocopy of it at her door,so she's sees it when she comes back home, or you deliver it as a mail to her personally at home on a weekend or at her office, or you could report her to her boss at the office and let her boss give it to her after you must have explained to her boss. Someone did it and it worked.

Thirdly, work within the law of the land, so that when it's time to persecute her, you will be on your right.

My issue is that the courts have not been active due to covid, endsars and now Jusun strikes.
Two Tennants have been living for free throughout this period because we decided to play by the rules and use the courts.

Oga very easy.
Go to magistrate court in your local government area, file for possession of property. It is the duty of the court to serve quit notice.
If the tenant is a yearly tenant,he or she is entitled to 6 months but must be paid after quitting the said property.
Take your time,this is the only legal process.

Seems like you are in love with that Female Tenant..................

Police man was leaving in my house............ 7 months he refused to pay me.................. Omo Shown him that him police na for his office not in my building..............

That police man parked out and he managed to paid me 5 months rent........

No single born personnel gat right to my building that i am collecting house rents................................

Not when he gives you the notice early enough.
Whether you gave him/her the notice 1 week after paying a yearly rent, the notice can only take effect at the expiration of the the current rent. So 6 months still applies, some greedy wicked landlord won't like it but its the law....

You are heartless. You just give someone quit notice and you expect the Tenant to vacate immediately. You should inform her first at least 3 months before time.

You do not really have to 'flex' that 6 months abeg. People go through the pains to build these things, some retirees even live on this house rent wey u wan flex. You go be landlord one day oo.
