Guys, I would like to get your thoughts on what the correct agency, agreements and related charges are in Lagos. Trying to move to a property with an annual rent of approximately N2m, but they're charging: agency 20%, agreement 10% and caution fee of 10%. Of course they'll claim caution fee is refundable, but everyone knows it's big lie.

So what are the standard agency and related charges in Lagos? Are there laws governing such charges?
