Inadequate due diligence before purchase is like trying to acquire a car from an auto dealer or independent seller without seeing his driver's license and vehicle paperwork. You're fully aware of the consequences of driving without the original proof of ownership from the prior owner. If you want to purchase some land, you will have to follow the same guidelines. It is important to see a bill of sale before buying something, especially if it's used property.


Even better: You should see some of the absurd things that I hear like, "Oh, it's my aunt who is selling the land, and I know her, or it's my coworker selling the land, so I just sent money into his account since I know him." Really!!! When making an important financial decision like paying for land to a non-blood relative who they've known for a long time, it doesn't make sense to just write them a check without drawing up a contract, documenting the relationship, or making other arrangements to ensure a lasting relationship with this person.

In many cases, property purchasers fail to make a budget before beginning their search. Even if you have a good sum saved, make time to understand any additional fees that come with buying a property and will likely be charged to you in some manner.
It astonishes me when people call me and tell me they are in a situation because they didn't do their research and they bought land, not knowing what they had, and now they're worried about getting a notice from the Land Bureau Office stating that they are encroaching on illegal government lands and must vacate them.

The primary motivations for finding out who the land belongs to include checking the present owner, how they obtained the land, why they're selling, what is compelling them to sell, whether there are any legal or dispute-related matters that require an unqualified buyer to acquire it, and to find out if they have insufficient documentation for the land.

You'll need to study the land to see whether it is a decent plot that is not subject to government acquisition, if it is, if it's involved in a communal or legal issue, or if it violates any restrictions.

Lastly, you must also investigate all of the documentation that the owner is required to have, including such things as an assignment deed, a sale contract, a C of O, governors' consent, and more. The checklist is extensive, but it needs to be done to make sure you're completely satisfied with the title. You must hire a land verification specialist because that's the only way you'll have the peace of mind you need.

d. Cost of signing the documents- ( A very strange tradition in Lagos but nonetheless something you cannot escape paying)


e. Cost of putting up a fence to secure your land immediately you purchase it


f. Cost of perfecting your documents with the Government at the Land Registry such as a C of O, Governors Consent, Ratification fees, Survey Land information etc.
