I would prefer the first one. Asthetically, it overides the second. Functionally, it would also be better than the second. I know i cant see the different plans but i am fully assured that salient issues such as cross ventilation, illumination will function better in the first than the second. Also, there would be a more interplay and close relationship/association of components in the first than the second.
But, also if the client has limited land for the design, the second will be better.

A NEW DIRECTION

If you ask a builder, an architect or engineer, and a registered quality control consultant what it takes to verify the structural integrity of a building, you'll get three very different answers.

Later on this thread, I will be discussing my new discoveries after meeting the Director of Engineering Services (Lagos State Materials Testing Laboratory).

Different types of materials can be used to build a house, but very important questions we should be asking ourselves, "Is this material suited to the type of construction I want to do? Are this choice of materials suitable for supporting the
foundation of a structure of the type and size I want to build?

Find out why a 7 floor building belonging to one of the new generation bank on Awolowo road, Ikoyi was recently pulled down! What went wrong?

At this junction, LEVELS don change. Even if na bungalow you want to build - a scientific approach will be taken.

If I am your client, I will go with the first one it is unique. The second design is everywhere nothing spectacular about it.

I love all the vital information posted on NL PROPERTIES. More wisdom, knowledge, and understanding to you guys. AMEN. Am a student in Poland, and am planning to come home to build my own family house to stay after my studies. Pleas, NL, I want to know how much will it cost me to build a standard 3BD flat with 2master rooms, a visitor toilet and "store". Please, could you tell me what do i need, how many blocks, cements, rod, roofing, German floor etc. How many blocks and cement make a room or parlor? Please, could you guys give me a work plan cause the house will be in AKWA-CROSS (AKWA IBOM OR CROSS RIVER STATE). Barbus, i will really appreciate your kind gesture towards my request and also need professional advice from reliable NL. Is there any scientific approach to my building shocked? Thanks.

LSPDC MAKEOVER: NEXTHOME GOES SHOPPING

We are at the preliminary stage of the LSPDC MAKEOVER project and in past few days I've been holding meetings with my clients to present ideas, sketches, and samples. Within the next few days, the main project will commence which means I will only meet with my client on important days (e.g. start of paint work) or if there are any new problems (don't pray for one, though).

Today, I spent the better part of my time sourcing fittings and other materials for the project, placing orders, designing some bits of furniture (I don't do the final designs/work myself but I give design brief to "Woodman" my furniture man and source the fittings etc.), speaking to accounts unit to ensure everything is being updated and fully accounted for.

I think it would be nice to see today in picture. Pic updates to follow soon.

WHO IS BRABUS?

An Architect? NO. A Civil or Structural Engineer? NO. Then, who the hell am I?

I am only a junior in the building and design industry with less creative responsibilities than my seniors. The positives is that I am genuinely passionate about what I do so I enjoy sourcing new things and coming up with ideas and it is quite rewarding seeing the final product when I feel I have had a good amount of input into the design of it.

In a world where respect and integrity is getting harder to find, one name stands above the rest. . . and that name is what I am trying to build for myself. True success is found in living and running a business based on God's laws of success, embodied in The Biblical Standard - "treat others as you would like to be treated." I setup NextHome based on these standard and is always at the forefront in every building we design and every relationship we develop.

Qualifications and Skills

Often times, I've met a lot of client requesting for my background or qualification of some sort, while this will undoubtedly make it easier to get a job, it is not really a necessity. I did a Computer Science degree at a top university and I am a seasoned IT professional. But passion led me into building design after taking a crash course at Sheffield School of Interior Design so I started off doing as much work experience as I could (for free) and eventually landed a full-time position with one of the leading real estate firm in Lagos as a Building Designer.
A large number of builders and engineers get into this industry in this way, it does take longer and is a little harder to get a job but truly it is all about having an eye for details and being personable and a degree cant really teach that! I'm sure all we've learn on this thread are not taught in any university.

My father used to tell me "There is no school for experience, you acquire it"

This thread is getting Derailed. Oga Brabus the reason i made this a sticky is for us to learn from your experience in building a luxury block of flats but what am reading now is getting disjointed and issues that have nothing to do with your project are taking centre stage. I will appreciate if you get back to the project at hand or else it will be reversed to an ordinary thread that can accomodate every other topic and not get the exposure it requires.
