I acquired a standard plot of land at Wadbash b/stop area of Sangotedo. I am about developing, but solely for investment purposes. I am however caught between two mindsets;

1. Four flats of 3-bedrooms
2. Twin duplex 4-bedrooms

I only have a fair idea of building cost and the prevailing rents for that area, hence ill appreciate your informed opinions on the option to adopt. Bear in mind that its strictly for investment purpose and the fact that i do not have the "deepest" of pockets. In other words, what option might pay back ROI earlist.

I am assuming either option will be done to a very very spec/taste
